Operating Engineer - JLL
Please note: Candidates should be aware that this facility is currently scheduled to close upon lease expiration in July 2027.
What this job involves:
Develop your engineering career at JLL as an Operating Engineer! In this hands-on, on-site role, you will support the operation, inspection, and maintenance of mechanical, HVAC, electrical, and plumbing equipment and systems at our Morrisville, NC facility. You'll play a critical role in ensuring building systems run smoothly while delivering excellent service to tenants and stakeholders. This position offers the opportunity to apply your technical expertise in a dynamic commercial real estate environment.
What your day-to-day will look like:
  • Complete assigned maintenance tasks including painting, lighting system maintenance (bulbs/ballasts), plumbing repairs, HVAC system servicing, water treatment, hanging pictures, locksmith work, and general facilities maintenance
  • Maintain the work order system (CMMS) daily and promptly complete tenant service requests to ensure high satisfaction
  • Move machinery, equipment, and materials as requested throughout the facility
  • Perform assigned preventive maintenance and inspection tasks on building systems and equipment
  • Troubleshoot all building systems, including electrical, HVAC, plumbing, and pneumatic controls to identify and resolve issues
  • Support on-call or emergency response situations as part of the rotation schedule
  • Comply with all safety procedures and protocols to maintain a safe work environment
  • Participate in ongoing technical, safety, and operational process training programs to enhance your skills
  • Complete other projects and tasks as assigned by management.

Required Qualifications:
  • Minimum 3-4 years of hands-on HVAC and chiller experience (non-negotiable)
  • Proven experience in repair, maintenance, plumbing, electrical systems, and HVAC operations
  • Universal CFC EPA certification or demonstrated commitment to achieving certification within the first year of employment
  • Proficiency using Microsoft Office applications (Word, Outlook, Excel, Teams)
  • Physical ability to lift up to 50 lbs regularly
  • Comfort and experience working on ladders up to 30 feet tall
  • Ability to frequently climb, bend, kneel, lift, and drive as required by the role
  • Strong customer service skills with a professional, responsive approach to tenant needs.

Preferred Qualifications:
  • HVAC trade school education or equivalent technical training
  • Union training, military service, or college education in a related field
  • Experience with carpentry and painting tasks
  • Previous experience working in commercial real estate or corporate facilities environments
  • Familiarity with computerized maintenance management systems (CMMS)

Work Shift:
7:00 AM - 4:00 PM, Monday through Friday, with on-call rotation responsibilities
Salary/ Comp:
$72,800 annually
