The Sr. Building Maintenance Technician supports the planning, implementation, and continued support of facility projects, capital, expenditures, and improvements as needed.  Additional responsibilities include the development of preventative maintenance procedures for new and existing equipment, and all building systems.  The Sr. Building Maintenance Technician must be able to operate within a given budget (unless exceptions are granted).

Plan weekly work schedule to ensure proper building maintenance  

Set up and maintain maintenance records and project files  

Supervise technicians or temp labor as needed for project work. 

Ability to troubleshoot HVAC systems, refrigeration systems, related controls, motors etc. 

Ability to troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunities  

Possesses competent knowledge of the use and the care of tools and equipment used in facility and ground maintenance. 

Interact with building occupants including senior management (as needed) to answer questions or respond to complaints.  

Respond to afterhours emergency calls for assigned building.  

Assist with other buildings as needed.  

Assist with planning of long-range building repairs or improvements  

Assist with budget planning for the building  

Inform appropriate personnel of problems and projects that will affect quality of production and production schedules.  

Ensure compliance of facility meets local building and fire codes.  

Assist with troubleshooting HVAC systems, refrigeration systems, related controls, motors etc. 

Assist with installation and modification of building equipment and systems  

Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, painting (walls), piping, floors, and equipment.  

Respond immediately to emergency situations and customer concerns  

Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions and preventative maintenance.  

Maintain and test fire and life safety systems such as fire alarm systems, fire pumps, and related fire protection system equipment  

Maintains tools and equipment through proper storage, training, and maintenance.
