Universal Field Services is hiring a Closing Specialist to join our Public Sector project teams!


SUMMARY

This position supports title, closing, and payment processing for the consultant team on assigned projects, serving as a knowledgeable resource across title review, offer package preparation, signing coordination, and closing package processing. An experienced background in escrow or real estate title is highly beneficial, as this role requires familiarity with real property documentation, closing processes, and payment workflows.


ESSENTIAL DUTIES AND RESPONSIBILITIES:

Core duties and responsibilities include the following. Other duties may be assigned.


  • Prepare and track title order requests; review title commitments, analyze vesting, and work with Title Specialists to clear exceptions as needed.
  • Assist with offer package preparation, verifying accuracy of recorded documents, grantor information, signatures, notary blocks, exhibits, and legal descriptions.
  • Support agents with Payment Voucher and W-9 questions; review and sign off on completed offer packages prior to Acquisition Manager review.
  • Route settlements for signature and coordinate on items requiring client Legal approval.
  • Verify signing authority and document accuracy prior to owner signing; coordinate printing and appointment logistics; prepare documents for electronic signing when applicable.
  • Maintain a current notary license and comply with client notarization requirements.
  • Review original signed documents for accuracy; verify Vendor ID and Asset ID; complete title requirements and route closing packages through internal systems.
  • Track closing status, payments, and recordings; deliver originals to the client's Closing Department; mark documents Final Record upon completion.
  • Support the Relocation team with Vendor ID checks, payment tracking, and claim documentation as needed.
  • Maintain flexibility and a cooperative working relationship with all project team members.
  • Reports to the Closing Project Manager.
