Job description

Building Systems & Services, LLC (BSS) is a leading provider of commercial and industrial HVAC equipment, service and building automation systems.
From our offices in Wilmington, Delaware, we serve customers throughout the Tri-State area. We represent some of the industry's leading equipment manufacturers whose standards for quality match ours. BSS was formed in 1986. Our business objective is to meet the HVAC equipment, service and building automation needs of our customers by combining these individual elements into a coordinated offering.
Summary: To perform technical services to test and commission building automation systems (BAS) and to service and repair systems in Delaware, Camden NJ and Philadelphia area. To understand, meet, and exceed our customer expectations so that Building Systems & Services, Inc. is their preferred supplier for our product and services.
Duties and Responsibilities include the following
  • Lead field activities related to startup and commissioning of Building Automation Systems (BAS).
  • Review and understand documentation related to project including control prints, plans and specifications, and project related correspondence.
  • Coordinate with job-site superintendent, trade foreman, startup personnel, etc., confirming controlled equipment is ready to be started.
  • Execute necessary job-site documentation including permits and job safety task analysis in coordination with job-site project team, identify, understand and communicate potential hazards or concerns with the work and any changes to job-site conditions that alter the permitted scope of work.
  • Commit to and comply with all on-site, company, and OSHA safety policies.
  • Perform pre-power inspection of BAS to ensure installation is complete, correct, and safe to power and operate.
  • Apply power to BAS controllers and related equipment, download programming, commission network, configure controllers, etc. using vendor specific programming tools, laptop, and software.
  • Test operation of hardware comparing actual readings and commands with those in the BAS.
  • Perform functional testing of system in all modes of operations exercising the controlled system through its sequence of operations.
  • Record the results in standard startup and commissioning forms - create forms as needed if none are provided.
  • Produce and communicate project punch-list as items arise and maintain list throughout the course of the work - complete all tasks assigned by project engineer/manager.
  • Maintain and submit a complete BAS commissioning documentation package to project engineer/manager including all startup and commissioning forms, marked-up as-built drawings, sequences, completed punch-list etc.
  • Perform warranty, service and maintenance work on systems documenting work on field service report for customer, submit documentation to office.
  • Conduct owner training.
  • Maintain current backup of customer programming and graphics on the BSS server.
  • Perform system upgrades and software maintenance at customer sites as needed.
  • Provide technical support to Service Department for BSS controls projects.
  • Maintain current with new product developments through monitoring and reading product announcements, discussing new products with vendor's sales and technical resources, and application development as assigned.
  • Other duties may be assigned.

Qualifications:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
  • 5 years of increasingly responsible experience in startup and servicing HVAC and Controls systems.
  • Ability to coordinate the work of others on multiple job sites.
  • Effective interpersonal skills to represent the company to customers and other outside contacts in an ethical and professional manner.
  • Possess the ability to explain technical information to technical and non-technical people.
  • Must possess strong written skills and a proven understanding of computer programs and software applications relevant to the Controls & HVAC industry.
  • Laptop required to submit daily paperwork and time sheets
  • Must adhere to meeting strict deadlines
  • Strong verbal communication skills.
  • Basic computer skills, including Windows and MS Office
  • Professional neat appearance and presentation.
  • A Valid Driver's License and clean DMV Record approved by our Auto Insurance is required
  • Criminal Background Check required
  • Ability to operate a forklift
  • Ability to operate company vehicle (truck)
  • Ability to work from heights (ladder, scaffold, lift, etc.)
  • Ability to lift 50 pounds
  • Participate in On-Call Rotation as necessary
  • Knowledge of Microsoft Suites (Word, Outlook, Excel)
  • Knowledge of Human Machine Interface (HMI); Machine-to-Machine Interface (M2M)
  • High School Diploma or equivalent
  • HVAC Journeyman Certificate a plus
  • EPA Refrigeration License a plus
  • Valid driver's license
  • Pass a Company and customer jobsites require criminal background checks and Drug Testing
