The Opportunity

Nautilus Homes is seeking a Senior Estimator to support estimating, bid management, and procurement for custom residential projects. The Senior Estimator is responsible for developing project estimates, managing the competitive bid process, and providing pricing support to Project Managers from preconstruction through project completion.

This position works under the direction of the Project Manager and alongside the Project Accountant and BIM Manager. It is well suited to a construction professional with project management-level knowledge who prefers a technical role over client and field management.

Key Responsibilities:

Estimating

  • Develop budgets and estimates at each design milestone, from conceptual budgeting through the final Control Estimate.
  • Develop baseline project schedules as a component of the control estimate.
  • Review plans and specifications for scope gaps and constructability concerns.

Bid Management and Procurement

  • Prepare and issue RFPs; manage subcontractor solicitation, bid tracking, and follow-up.
  • Level bids and prepare award recommendations for Project Manager review.
  • Support Project Managers through buyout and prepare Subcontracts for execution.

Construction Support

  • Price Change Orders at the direction of the Project Manager.
  • Maintain historical cost data to support future estimates.

Trade Partner Relationships

  • Develop and maintain relationships with subcontractors and suppliers across all trades.
  • Hold trade partners accountable to pricing commitments and submission deadlines.
Who You Are
  • 5+ years of experience in residential construction estimating, preconstruction, project management, or procurement; high-end custom homebuilding preferred.
  • Strong understanding of residential construction methods, systems, and sequencing.
  • Able to read and interpret architectural drawings, specifications, and construction documents.
  • Experienced managing subcontractor pricing, bids, and trade relationships.
  • Organized and persistent, with the ability to manage multiple projects simultaneously.
  • Proficiency in Procore and Excel-based budgeting systems.
  • Knowledge of Florida building codes, permitting, and regional construction practices.
  • Clean driving record, background check, and adherence to a pre-employment compliance check.
  • Represent Nautilus Homes' brand and values in every trade partner and team interaction.
