POSITION SUMMARY/OBJECTIVE:

The National Director of Preconstruction is responsible for leading Limbach's national approach to design-build execution as well as direct oversight of the organization's central estimating and preconstruction teams. This individual plays a critical role in aligning estimating, engineering, and operations ensuring projects are delivered on budget, on schedule, and in accordance with defined criteria and safety standards. This Director leads the front end strategy for design-build and design-assist pursuits, drives scope and budget development, and works in close partnership with engineering and operations teams to ensure constructability, cost control, and technical alignment from concept through turnover. This position requires strong leadership, financial acumen, and the ability to collaborate cross functionally to support business development and sales efforts while delivering disciplined preconstruction execution.

KEY TASKS & RESPONSIBILITIES:

Preconstruction Execution

  • Serves as the national subject matter expert (SME) for design-build and design-assist delivery.
  • Establishes, standardizes, and continuously improves national processes, workflows, and tools for design-build services and preconstruction execution.
  • Leads all phases of preconstruction from concept through design development, final pricing, and turnover to operations.
  • Defines scope, develops budgets, performs cost modeling, and leads value analysis to ensure alignment with client objectives.
  • Ensures scope, cost, schedule, and technical criteria align with quality standards, company requirements, and applicable codes and regulations.
  • Facilitates technical coordination with engineering teams, subcontractors, vendors, and internal stakeholders to ensure constructability and execution readiness.
  • Develops and manages project schedules, milestones, and deliverables throughout the preconstruction lifecycle.
  • Leads the operational turnover process to project execution teams.
  • Identifies project risks early and implements mitigation strategies to protect budget, schedule, quality, and safety outcomes.
  • Integrates safety considerations into design reviews, planning, and execution strategies.

Estimating Leadership & Operational Alignment

  • Leads and oversees the central estimating function, including workload planning, prioritization, and resource allocation.
  • Coordinates estimating resources across regions or business units to support national priorities and pursuits.
  • Ensures estimating services are delivered consistently, accurately, and in alignment with company standards.
  • Manages the development, maintenance, and optimization of estimating systems, tools, and support processes.
  • Ensures cost models and estimates align with project scope, schedule, risk profile, and execution strategy.
  • Embeds safety considerations into estimating assumptions, methods, and subcontractor selection.

    Customer Engagement & Sales Leadership

    • Plays a lead role in the sales and pursuit process, working directly with owners to understand needs, define solutions, and position the companyโ€™s design-build capabilities.
    • Develops proposal strategies, leads and coordinates RFP responses, and delivers professional, compelling project proposals and presentations.
    • Clearly communicates technical approaches, project plans, and value propositions to clients and decision-makers.
    • Serves as a primary point of contact for clients, partners, and key stakeholders throughout pursuit and preconstruction phases.
    • Supports business development efforts by helping shape deal strategy, project approach, and competitive positioning.

    People Leadership & Cross-Functional Collaboration

    • Leads, mentors, and develops estimating and preconstruction team members in alignment with company growth objectives.
    • Fosters strong collaboration between estimating, engineering, operations, and business development teams.
    • Establishes clear expectations, performance standards, and accountability across teams.
    • Promotes a culture of safety, quality, accountability, and continuous improvement.
    • Travels nationally as required to support pursuits, planning efforts, and project alignment.

          WORK ENVIRONMENT:

          • This position operates primarily in a professional office environment, and routinely utilizes standard office equipment, such as computers, phones, copiers, and filing cabinets.
          • Work tasks may occasionally necessitate travel to local job sites, which means intermittent exposure to the conditions typically associated with a construction site.

            PHYSICAL DEMANDS:

            • In performing the duties of this job, the incumbent is regularly required to sit, stand, walk, talk, hear, perform repetitive motion, and possess an appropriate degree of both visual acuity and manual dexterity.
            • This is considered a sedentary work position, which means possible exertion up to ten (10) pounds of force occasionally, and/or negligible amount of force frequently or constantly to lift, carry, push, pull, or otherwise move objects.

              TRAVEL:

              • This position may require up to 25% travel, primarily to client/branch offices and local job sites.

              MINIMUM QUALIFICATIONS:

              • Bachelorโ€™s degree in Engineering, Architecture, Construction Management, or related field, or equivalent experience.
              • Prior experience in a supervisory, mentorship, or management role.
              • Demonstrated expertise in estimating, preconstruction management, and cost control.
              • Extensive knowledge of construction methods, standards, codes, and alternative delivery models such as design-build and design-assist.
              • Strong financial, analytical, organizational, and problem-solving skills.
              • Advanced proficiency with construction management and scheduling software.
              • Proven ability to build and maintain strong client, vendor, and subcontractor relationships.
              • Ability to thrive in a fast-paced, deadline-driven environment.
              • Must have a valid driver's license.
              • Must have a driving record compliant with the Company's policies and MVR requirements, and consent to ongoing driving record monitoring by the Company.
