The Role:

At Vivmark Residential, we're building communities that people are proud to call home. We're looking for a Superintendent II to play a key role in delivering multifamily and mixed-use construction projects safely, on schedule, and to the highest quality standards.

This position is ideal for a construction professional who has progressed beyond learning the fundamentals and is ready to independently manage a major phase of work while partnering closely with project leadership, trade partners, and field teams. Superintendent II associates are trusted to lead multiple scopes of work, drive field execution, and help deliver successful project outcomes.

What You'll Do:

  • Lead and coordinate assigned phases of multifamily and mixed-use construction projects.

  • Manage multiple trades and scopes of work while maintaining schedule, quality, and safety expectations.

  • Monitor subcontractor performance, productivity, and work quality.

  • Partner with Project Managers and field leadership to review project schedules and identify risks, constraints, and recovery opportunities.

  • Develop and maintain short-term look-ahead schedules to ensure work progresses efficiently.

  • Coordinate inspections, ensure code compliance, and support successful project turnover activities.

  • Proactively identify jobsite issues and implement solutions that reduce project risk.

  • Participate in daily, weekly, and milestone project meetings.

  • Foster a strong safety culture and ensure all work is performed in compliance with company standards.

  • Mentor and support the development of junior field personnel, including Superintendent I team members.

What We're Looking For:

  • Experience supporting or leading phases of multifamily, mixed-use, commercial, or large-scale residential construction projects.

  • Ability to independently manage multiple trades and scopes of work.

  • Strong understanding of construction sequencing, scheduling, quality control, safety requirements, and building codes.

  • Experience coordinating inspections and working with municipal agencies and consultants.

  • Ability to read and interpret construction drawings, specifications, and project schedules.

  • Strong communication, problem-solving, and organizational skills.

  • Proven ability to build productive relationships with subcontractors, project teams, and stakeholders.

Success in This Role:

Successful Superintendent II associates typically own a major phase of a project from start to finish, whether that is sitework, foundations, framing, building enclosure, or interior finishes. They understand construction schedules, lead subcontractors effectively, proactively manage risks, and contribute to the successful delivery of high-quality communities.
