AREA MAINTENANCE MANAGER

SUMMARY
This position involves a lot of variations of the same issues, which requires the use of policies, analysis, implementation of processes and procedures, and common sense to solve. You enjoy the challenge of solving issues with the tools at hand, establishing priorities alone or in partnership with the Area Director of Facilities. This position is hands-on and works alongside and through on-site Maintenance Technicians. 
You have a service-minded approach to your work. Whether you are answering questions from associates and guests or providing direction to your team members, you demonstrate approachability and leadership. This role manages direct reports at multiple locations. 
You have a genuine passion for the work of building maintenance, resource stewardship, and customer service. 

Working in a fast-paced environment, you will have high levels of interaction with service contractors, associates, guests, and Maintenance Technicians. 

QUALIFICATIONS

  • Demonstrated advancement in building maintenance roles over your career.
  • 3 years of supervisory experience.
  • 1 year of multi-unit experience or a facility that has a similar size and complexity to the proposed multi-unit area.
  • Proven ability to function efficiently in a self-directed and multi-tasking manner is essential, including the ability to manage multiple projects with frequent interruptions and under time constraints with professionalism, speed, and accuracy.
  • Ability to develop and maintain record-keeping systems and procedures.
  • Demonstrated ability to generate reports, calendars, provide detailed accurate written or verbal instructions, and create room layout diagrams following fire code requirements.
  • Must be available to work swing shifts, long shifts, evenings, weekends, and holidays.
  • Ability to engage in occasional travel to attend site tours and training courses. 
  • Ability to successfully resolve or delegate hotel leadership complaints and concerns.
  • Excellent communication (verbal & written)
  • Coaching, and leadership skills in a team-based environment. 
  • Ability to motivate people to accomplish the goals of the hotel properties.
  • Must be able to read, write, type, and use various forms of technology, including office 365 and hotel budgeting software.

OTHER JOB DUTIES

  • Monitors completed team assignments and checks for satisfactory work quality operating procedures, efficiency, progress, and safety.
  • Purchase of supplies, tools and equipment as directed.
  • Hires, evaluates, and verifies employee performance through the review of completed work assignments and work techniques; conducts annual employee evaluations.
  • Identifies staff development and training needs and ensures that training is obtained. Must be able to positively motivate staff performance. 
  • Coaches, mentors & develops Maintenance Technicians.
  • Serves as an On-Call Manager (7 days/24-hours) on a rotating basis with other Facilities Services management staff.
  • Responds to on-property emergency calls during and after hours.
  • Other duties as assigned.

CLIENT SERVICES

  • Knowledge of how to prioritize the wants and needs of both internal and external customers.
  • Ability to work well and present a positive attitude with guests, associates, and contractors, and carry out tasks in a way that promotes the pillars of the company.

PROJECT MANAGEMENT

  • Ability to organize and manage projects.
  • Ability to easily adapt to rapidly changing conditions.
  • Ability to manage multiple projects at one time.
  • Proficient computer skills 

GROUNDS MAINTENANCE

  • Understanding of all laws relating to pesticide use in Oregon.
  • Knowledge of tools, equipment, vehicles and materials that aid in the completion of all grounds maintenance tasks.
  • Understanding and knowledge of tools and equipment associated with snow removal, storm response and irrigation repair.

LICENSE REQUIREMENTS

  • Valid Driver's License 
  • Oregon Pesticide License or the ability to earn.
  • Certified Pool Operator or the ability to earn.

PHYSICAL REQUIREMENTS

  • Ability to stand and move around, walk up and down stairs, sit for long durations, and lift at least 50 pounds.
