Job description

We are seeking an experienced On-Site Property Manager to oversee the daily operations of a multiple townhome community. The ideal candidate will be organized, responsive, and capable of developing strong working relationships with residents, Board members, vendors, and contractors.

Key Responsibilities:

  • Serve as the primary contact for residents and Board members
  • Oversee daily community operations and property maintenance
  • Conduct regular property inspections and follow up on identified concerns
  • Coordinate and supervise vendors, contractors, repairs, and capital projects
  • Obtain and review proposals and monitor contracted work
  • Prepare Board meeting materials, management reports, and community correspondence
  • Attend Board meetings, including occasional evening meetings
  • Assist with annual budgets, financial reporting, reserve planning, and invoice review
  • Enforce governing documents, rules, regulations, and architectural requirements
  • Manage resident concerns, work orders, violations, insurance matters, and emergencies
  • Maintain accurate community records and ensure timely follow-up on all open items

Qualifications:

  • Minimum of three years of property or community association management experience required
  • Experience managing townhome, condominium, HOA, or active-adult communities strongly preferred
  • Strong written and verbal communication skills
  • Excellent organizational, time-management, and problem-solving abilities
  • Ability to manage multiple communities, projects, and priorities simultaneously
  • Working knowledge of association operations, budgets, vendor management, and governing documents
  • Proficiency with Microsoft Office and property management software
  • CMCA or other community association management designation preferred
  • Valid driver’s license and reliable transportation required

Salary: $85,000–$90,000 annually, based on experience and qualifications.
