The Role: Hands-On Operator and Team Player
The Property Manager is the day-to-day engine behind AllView's South OC portfolio. You will manage roughly 275 residential and multi-family units. This role means juggling inspections, vendors, tenants, and paperwork, often all in the same afternoon, and staying organized while doing it. If that sounds exhausting, this probably isn't for you, and that's okay. But if you get a rush from restoring order to chaos, take pride in a property that runs the way it's supposed to, and want to build something real with a team that has each other's backs, keep reading.
You'll work alongside a close-knit team that takes property management seriously without losing its sense of humor about the job. We move fast, we back each other up, and we don't hand off problems we can solve ourselves.
Key Responsibilities
Property Operations & Maintenance
  • Oversee contracting and supervision of repair and maintenance work.
  • Conduct thorough property inspections, ensuring adherence to AllView's rigorous standards.
  • Serve as a liaison between tenants and maintenance coordinators to swiftly resolve escalated or emergency maintenance concerns.
  • Respond to escalated and emergency maintenance issues in a timely, courteous manner.
  • Obtain vendor bids for projects and coordinate repairs with vendors and tenants.
  • Troubleshoot common renter technical issues, including garbage disposal, plumbing, and electrical concerns.
  • Portfolio & Tenant Management
  • Assist in managing a portfolio of residential properties in accordance with company objectives and metrics.
  • Manage resident and property-related issues as they arise, documenting all activity in the property management system.
  • Maintain accurate records of income, expenses, signed leases, complaints, and maintenance activity.
  • Perform additional tasks as business needs arise.

What Success Looks Like
Success in this role isn't abstract. It's measurable, and it's how you and your team will know things are on track:
  • Ensure timely completion of all lease renewals 45 days before expiration.
  • Complete 75% of unit turns within 10 days, and list within 15 days.
  • Maintain Accounts Receivable for the region under 1%.

Property Managers who consistently hit these numbers don't stay in this seat forever. AllView is on track to double in size within the next twelve months, and we'd rather promote from within than hire from outside. Strong performers have a real path forward, senior property manager, portfolio or regional oversight, and leadership roles across the new business lines we're building. If you're looking for a ceiling, this isn't the role for you.
Required Qualifications
  • One or more years of experience as a leasing consultant and/or property manager.
  • Proven track record of time management and multitasking in a fast-paced environment.
  • Strong organizational skills and the ability to juggle competing priorities.
  • Open to candidates with relevant real estate industry experience.

Preferred Qualifications
  • Bachelor's degree.

Compensation and Benefits
Compensation: $80,000-$85,000 base salary, plus up to $7,500 in annual performance bonus potential.
