Property Details: Park La Brea has 4,249 units and is located in Los Angeles, CA.  


Schedule: Monday through Friday 9:00 am to 6:00 pm 


Target Pay: $121,730 annually + annual discretionary bonus


Role Overview: As Manager, Unit Turns at Park La Brea (PLB), you own the full unit-turn lifecycle, from resident pre-inspection and move-out through make-ready and final inspection, and directly shape how quickly, affordably, and consistently we return homes to market for our residents. Reporting to the VP, Property Management (PLB), you lead a team of Paint Supervisors and Apartment Inspectors and, through your Supervisors, the Paint Technician crews, partnering closely with the leasing, facilities, and work-order teams to minimize vacancy loss and deliver operational excellence on every turn. You set clear quality and cost standards, communicate them well, and hold internal crews and vendors accountable to them, bringing a continuous-improvement mindset to turn quality, speed, and spend. Success in this role is measured in market-ready homes delivered on time, on budget, and to Prime's quality and aesthetic standards. 

This role is based on-site at Park La Brea in Los Angeles, CA, on a full-time schedule, with availability required to meet make-ready and move-in deadlines. The role includes frequent mobility across community grounds, units, and work sites. 


Who You Are:  

  • A hands-on operations leader with apartment maintenance, make-ready, or property-operations experience, including direct team leadership. 
  • A people leader who coaches and develops crews and holds both internal teams and vendors accountable to clear standards. 
  • A clear communicator who sets quality and cost expectations and keeps leasing, facilities, and work-order partners aligned. 
  • Organized and deadline-driven, able to align make-ready schedules with leasing move-in dates and keep vacancy loss low. 
  • Quality- and cost-focused, with a continuous-improvement mindset toward turn time, material usage, and cost per turn. 
  • Experienced managing third-party and unionized vendor relationships, holding them to clear scope, quality, and schedule standards. 
  • Safety- and compliance-minded, with a commitment to EPA, OSHA, and lead-safe (RRP) standards.

Key Responsibilities: 

Operations & Service Delivery 

  • Own all unit-turn operations at PLB end to end, from resident pre-inspection and timely move-out statements and charges through make-ready and final make-ready inspection, including unit-turn work orders handled by a third-party vendor and painter unit turns, returning vacant homes to market-ready condition on time, on budget, and to Prime's quality and aesthetic standards. 
  • Own make-ready scheduling so completed turns align with leasing move-in dates and vacancy loss stays low, communicating status and timelines clearly across teams. 
  • Direct Apartment Inspectors in completing move-in and move-out checklists accurately and consistently, beginning with the resident pre-inspection, with thorough photo documentation of unit condition at both move-out and move-in. 
  • Plan and lead unit upgrade and renovation projects, tracking scope, budget, and completion. 
  • Partner with Prime's centralized services team on the resident damage-collection process, turn-related chargebacks, and documentation. 

Vendor Management 

  • Coordinate external vendors for carpet replacement, window service, and make-ready services, holding each to clear scope, quality, and schedule standards. 
  • Manage the day-to-day relationship with our third-party and unionized vendors, coordinating scope, quality, schedule, and a productive, compliant partnership on unit-turn work. 
  • Hold dotted-line oversight of the third-party vendor for unit-turn work orders and of the carpet, window, and make-ready vendors. 

Team Leadership & Development 

  • Lead, coach, and develop the Paint Supervisors and Apartment Inspectors, and, through the Supervisors, the Paint Technician crews, setting clear expectations and building an inclusive team where every team member belongs. 
  • Recruit, train, and retain skilled maintenance team members; partner with Human Resources on performance management, progressive discipline, and work-related injuries.  
  • Collaborate with the broader Facilities department to align priorities, coordinate shared responsibilities, and ensure clear communication and effective handoffs that support a safe, serviceable environment. 

Quality, Safety & Compliance 

  • Audit completed turns for quality and punch-list completion. 
  • Champion operational excellence and safety, ensuring EPA, OSHA, and lead-safe (RRP) compliance and enforcing safe use of tools, equipment, chemicals, and PPE. 

Reporting & Continuous Improvement 

  • Track turnaround time, turn status, cost-per-turn, and damage-collection/recovery metrics, and report results, trends, and improvement opportunities to the VP, Property Management (PLB). 
  • Pursue continuous improvement in turn time, material usage, and cost per turn. 
  • Prepare, monitor, and report on interior unoccupied budgets, identifying variances, risks, and opportunities for improved planning and execution. 

Requirements

Required 

  • 5+ years of apartment maintenance, make-ready, or property operations experience, with direct team-leadership experience required. 
  • Strong working knowledge of make-ready, painting, flooring, and general apartment maintenance trades, with demonstrated vendor and contractor management experience. 
  • Strong organizational, scheduling, and budgeting skills, with effective communication (oral, listening, and written) and the ability to coach and hold a team accountable. 
  • EPA and OSHA familiarity; lead-safe (RRP) certification, or willingness to obtain. 
  • Proficiency in MS Office (Word, Excel, Outlook, Teams) and property management software. 
  • Valid driver's license for the purpose of operating a community or company vehicle. 
  • Authorized to work in the United States.

Preferred 

  • 3+ years of demonstrated experience managing a team at a large (600+ unit) property. 
  • Multifamily residential operations experience. 
  • Hands-on experience with RealPage or similar property management software.
