Job Summary:
A Community Mortgage Advisor should demonstrate commitment to delivering distinctive service. This position is responsible for originating mortgage loan volume in majority minority census tracts (MMCT's) and low to moderate income (LMI) borrowers in accordance with Pinnacle's values and mission as well as investor underwriting guidelines to assure timely loan funding and comply with all state, federal and investor compliance requirements, and regulations.
Job Duties and Responsibilities:
  • Provide distinctive service to clients and prospects, in person and over the telephone. Respond to client inquiries and satisfactorily resolve client issues. Support firm-wide achievement of the three-ring standard (all phones answered by a live person within three rings). Market appropriate mortgage products and services to low to moderate (LMI) borrowers, builders, realtors, and borrowers that reside in majority minority census tracts. Establish mutually beneficial relationships with community organizations in Pinnacle's assessment areas. Engage with relevant community partners by providing homebuyer education or participating in other related activities. Pre-qualify client prospects in a thorough and timely manner. Complete mortgage loan applications. Accept, prepare, and complete loan applications for submission to the loan processing and underwriting departments. Maintain contact with client, setting expectations regarding the timeline of the application process, ensuring to communicate the progress of loan, any expectations during the loan process, and any required documentation and timeline for that documentation. Communicate required conditions and/or documentation to client and set expectations regarding the timeline of returning required documentation. Communicate timeline of application and closing process. Maintain current knowledge of mortgage industry. Stay up to date with current mortgage trends, products, policies, and processes. Specifically, products and trends that help LMI borrowers and borrowers that reside in MMCT's. Ensure compliance with the Firm's credit and mortgage lending policies and Federal regulations for all loans under their responsibility. Analyze detailed financial and credit data, matching the client's mortgage needs with the appropriate loan program and risk appetite, and communicate the final credit decision to the client. Run and review AUS findings on each file, if appropriate. Request a rate lock, or rate lock extensions, if required. Communicate with the Mortgage Operations team to ensure all information regarding the Mortgage Loan is included in the loan file. Work with Underwriting and Client on restructures, if applicable. Address changes of circumstance. Meet regularly with Mortgage Client Coordinator to manage and review mortgage pipeline and close list. Meet all the client's financial needs, both business and personal, and refer clients to other specialty areas such as Trust, Investments, Insurance, Treasury Management, etc. as appropriate. Assist other team members as needed to ensure delivery of distinctive service. Perform other related duties and responsibilities as assigned.

Required Knowledge, Skills & Abilities: Proficient in Microsoft Office (Word, Excel, and PowerPoint) or related software. Knowledge of Fannie Mae, Freddie Mac, FHA, USDA, VA, & Jumbo loan underwriting guidelines. Knowledge of bank services and products; including State and Federal compliance regulations and requirements. Nationwide Mortgage Licensing System and Registry (NMLS) registration required. Excellent verbal and written communication skills. Effective interpersonal skills, including public speaking and presentation skills. Effective sales acumen and negotiation skills. Must be able to multi-task competing priorities and meet tight deadlines. Excellent organizational and critical thinking skills with a strong attention to detail. Excellent client service skills. Tact and diplomacy in dealing with both clients and team members. The physical activities of this job include but are not limited to the ability to stand and sit for prolonged periods of time, use of manual dexterity, verbal communication, visual acuity, repetitive motion, and the ability to hear. Often long periods of mental concentration are required. Other activities are the ability to bend, climb, balance, stoop, kneel, crouch, reach, walk, push, pull, lift, and grasp. This position may require successful registration and issuance of a unique identification number from the Nationwide Mortgage Licensing System (NMLS) in compliance with the Secure and Fair Enforcement for Mortgage Licensing Act of 2008 (SAFE ACT). Registration must be accomplished within an established timeframe after initial employment and includes a nationwide finger print check.
