Job description

The Mortgage Origination Specialist is responsible for delivering an exceptional borrower experience by supporting the mortgage loan process from initial prequalification through closing. This role performs income and financial analysis, prepares and issues required loan disclosures, reviews documentation for completeness and accuracy, and coordinates the timely submission of loan files to processing. The Mortgage Origination Specialist manages a pipeline of loans, monitors milestones and outstanding conditions, and serves as a key point of contact for borrowers and business partners throughout the loan process. This person will support Loan Officers in South Florida and Pensacola.

Compensation:

$50,000 - $60,000 yearly


Responsibilities:
  • Assist with borrower prequalification and collection of initial loan documentation.

  • Calculate and analyze borrower income to determine loan eligibility.

  • Run Desktop Underwriter (DU) and review findings for accuracy and completeness.

  • Schedule and coordinate communications with borrowers, real estate agents, referral partners, and other stakeholders on behalf of the Branch Manager.

  • Support the loan process from contract through closing, ensuring established milestones are met.

  • Review mortgage loan applications, disclosures, supporting documentation, and loan files for completeness, accuracy, and compliance.

  • Create and distribute disclosure, re-disclosure, appraisal, and property valuation packages, obtaining required borrower acknowledgments.

  • Communicate with borrowers and other parties to obtain, clarify, and follow up on required information and documentation.

  • Monitor and manage the loan pipeline by tracking outstanding conditions, documentation, and loan milestones to support timely processing and closing.

  • Identify missing or deficient loan file documentation and communicate findings to the Loan Officer and/or Loan Processor for resolution.

  • Coordinate with borrowers, title companies, processors, underwriters, and other stakeholders to facilitate smooth loan closings.

  • Maintain accurate loan records and ensure compliance with CCM policies and applicable regulatory requirements.

  • Provide administrative, operational, clerical, and customer service support to Branch Managers and lending staff as needed.

  • Collaborate with management and team members to support various stages of the mortgage origination and processing workflow.

  • Assist in managing a pipeline that may include conventional, non-QM, FHA, VA, USDA, renovation, and reverse mortgage loan products.

  • Pull credit reports and prepare files for initial review and assessment.

  • Track required documentation and loan milestones within Encompass or other loan origination systems.

  • Review documentation within established service-level timeframes to identify discrepancies, omissions, income calculation issues, and asset verification concerns, and communicate findings to the appropriate parties.

  • Manage multiple loan files and competing priorities while meeting established deadlines.

  • Pre-underwrite items to help support loan approval (paystubs, credit reports, W2’s, bank statements, court orders, etc.)


Qualifications:
  • High School Diploma, General Equivalency Diploma (GED), or equivalent.

  • 3+ years of residential mortgage processing experience.

  • Experience using CRM and marketing automation tools, preferred.

  • Willingness to pursue mortgage industry licensing as career responsibilities evolve.

  • Knowledge of mortgage industry systems and software, including Desktop Underwriter (DU) and Loan Product Advisor (LPA).

  • Excellent communication and customer service skills.

  • Excellent prioritization and time management skills.

  • Proficiency in Microsoft Office Suite.

  • Fluency in Spanish and English in order to support our diverse customer base, a plus.
