Job description

Location: Guam (U.S. Territory) – Relocation available 
 
ECC is seeking qualified candidates for a BIM Modeler. The BIM Modeler is responsible for independently creating, coordinating, and managing high-quality, data-rich Building Information Models (BIM) for federal, industrial, and complex infrastructure projects. The position develops and maintains detailed 3D architectural, structural, MEP, and industrial process models, supports project controls through 4D and 5D BIM integration, and ensures compliance with federal BIM standards and project-specific requirements. The Mid-Level BIM Modeler collaborates with engineers, estimators, schedulers, project managers, and construction teams to improve project delivery, coordination, constructability, and data management throughout the project lifecycle. In this position, you will:
 
  • Develop and maintain high-quality architectural, structural, MEP, and industrial process models utilizing industry-standard BIM authoring software up to Level of Development (LOD) 400.
  • Create and manage data-rich BIM content that supports project planning, design, construction, commissioning, and facility management requirements.
  • Integrate schedule and cost data with BIM models to support 4D construction sequencing, 5D quantity takeoffs, cost forecasting, and project controls initiatives.
  • Coordinate model elements with project schedules developed in Primavera P6, Microsoft Project, or similar scheduling platforms.
  • Ensure all BIM deliverables comply with applicable federal standards including USACE BIM Minimum Modeling Requirements, NAVFAC BIM standards, Department of Defense (DoD) requirements, and project-specific execution plans.
  • Develop, coordinate, and maintain detailed models of industrial and process systems including piping systems, HVAC systems, electrical distribution networks, heavy equipment layouts, substations, and utility infrastructure.
  • Perform advanced clash detection and constructability reviews utilizing BIM coordination platforms and facilitate coordination meetings with engineering and construction teams.
  • Prepare clash reports, issue logs, and model-based coordination documentation and support conflict resolution activities across multiple disciplines.
  • Audit BIM models to ensure accuracy, completeness, adherence to project standards, and compliance with contractual requirements prior to submittal.
  • Develop, maintain, and improve custom parametric families, equipment libraries, intelligent objects, and standardized BIM content.
  • Generate construction-ready drawings, model views, schedules, reports, and documentation packages from BIM models.
  • Support open-standard model exchanges, IFC deliverables, and COBie-compliant asset information requirements for project closeout and facility management handover.
  • Manage and maintain BIM deliverables within Common Data Environments (CDEs) including Autodesk Construction Cloud (ACC), BIM 360, Procore, Trimble Connect, or similar platforms.
  • Assist with model automation and process improvement initiatives utilizing technologies such as Dynamo and other computational design tools.
  • Maintain awareness of federal cybersecurity, Controlled Unclassified Information (CUI), and secure data management requirements associated with federal and defense-related projects.
  • Collaborate with project managers, engineers, estimators, schedulers, government stakeholders, and construction personnel to support project execution and successful project outcomes.
  • Support multiple concurrent projects while maintaining schedule commitments, quality standards, and client expectations.
  • In addition to the accountabilities above, other responsibilities, tasks, and deliverables may be assigned to the incumbent of this position.

Requirements 
  • Familiarity with secure project environments and Controlled Unclassified Information (CUI) requirements.
  • Familiarity with USACE Resident Management System (RMS) or similar federal project management platforms.
  • U.S. Citizenship or the ability to obtain and maintain legal authorization to work in the United States as required by specific federal contracts.
  • Must be able to obtain and maintain access credentials required for federal, military, industrial, or secured project sites.
  • Demonstrated experience supporting multidisciplinary BIM coordination and model development efforts.
  • Five (5) to ten (10) years of hands-on BIM modeling experience within the Architecture, Engineering, and Construction (AEC) industry.
  • Minimum of one (1) to two (2) years supporting federal, military, industrial, manufacturing, energy, or heavy infrastructure projects.
  • Travel: Regular site visits based out of our Guam office.
  • Education: Bachelor's degree in Architecture, Engineering, Construction Management, Building Information Modeling, Drafting Technology, or a related technical discipline and a minimum of five (5) years of relevant BIM modeling experience; or an equivalent combination of education and experience may be substituted.
Preferred Qualifications
  • Current U.S. driver's license with an acceptable driving record preferred.
  • Advanced proficiency with Synchro 4D Pro and/or Autodesk Navisworks Simulate.
  • Experience integrating BIM models with Primavera P6 and Microsoft Project schedules.
  • Experience utilizing 5D estimating platforms including DESTINI Estimator, MTWO, Assemble Systems, or similar software.
  • Advanced proficiency in Autodesk Revit Architecture, Structure, and MEP.
  • Working knowledge of Graphisoft ArchiCAD, Bentley OpenBuildings Designer, Allplan, or similar multidisciplinary BIM platforms.
  • Advanced proficiency with Autodesk Navisworks Manage.
  • Experience utilizing Solibri Office, Revizto, BIMcollab, or related quality assurance and coordination platforms.
  • Proficiency with Autodesk AutoCAD Plant 3D, Autodesk Inventor, Tekla Structures, or comparable industrial modeling software.
  • Experience modeling process piping systems, industrial facilities, equipment layouts, utility systems, and fabrication-ready components.
  • Familiarity with Autodesk Civil 3D, InfraWorks, and site utility coordination workflows.
  • Experience utilizing Autodesk Construction Cloud (ACC), BIM 360, Procore, Trimble Connect, or similar cloud collaboration platforms.
  • Experience with Dynamo or equivalent visual programming and model automation tools preferred.
  • Experience generating construction-ready 2D documentation packages.
  • Knowledge of IFC exchange standards and COBie asset information requirements.
  • Experience supporting federal BIM execution plans and digital delivery requirements.
Salary and Benefits Offered for Full-Time hires on US payroll:
 
ECC targeted salary range for the Tamuning, Guam area is $110,000 to $140,000 annually. Actual salary offered may be affected by education, training, certifications, experience, skills, level of responsibility, and location.
