Job description


Position Summary:
The Landscape Manager is responsible for overseeing all landscape installation and maintenance activities for residential communities throughout the development process, from model home openings through community completion and turnover. This position manages landscape contractors, irrigation systems, community enhancements, and quality standards while working closely with Development, Construction, Purchasing, Warranty, and HOA teams to ensure each community maintains an exceptional appearance that reflects the company's brand.
Key Duties and Responsibilities:
  • Manage all landscape installation and maintenance activities for residential communities, model parks, entry features, amenities, and common areas.
  • Oversee landscape contractors to ensure projects are completed on schedule, within budget, and in accordance with approved landscape plans and company quality standards.
  • Conduct routine inspections of communities to evaluate landscape quality, irrigation performance, drainage, and overall curb appeal.
  • Coordinate landscape installations for new community phases, model home openings, amenity centers, and special projects.
  • Review landscape and irrigation plans for accuracy and constructability.
  • Monitor and coordinate irrigation system repairs, adjustments, and maintenance.
  • Partner with Development, Construction, Warranty, and HOA teams to resolve landscape-related issues and ensure timely completion of community improvements.
  • Manage contractor schedules, performance, and contract compliance.
  • Review and approve invoices, monitor budgets, and identify cost-saving opportunities while maintaining quality standards.
  • Coordinate replacement of trees, shrubs, sod, and other landscape materials as needed.
  • Ensure compliance with local, county, and state regulations, including environmental and irrigation requirements.
  • Assist with community turnover to HOA by ensuring landscape areas meet company standards.
  • Respond to landscape concerns from internal departments and assist in resolving homeowner and community-related issues.
  • Maintain accurate inspection reports, project documentation, and contractor records.

Other Requirements:
  • Participate in one company Grand Opening per year when applicable

Experience and Skills
Education & Experience:
  • Bachelor's degree in Landscape Architecture, Horticulture, Construction Management, or a related field preferred; equivalent experience will be considered.
  • Minimum of 5 years of landscape management experience within residential homebuilding, land development, commercial landscaping, or a related industry.

Skills & Abilities:
  • Experience managing multiple communities and landscape contractors.
  • Strong knowledge of Florida plant materials, irrigation systems, drainage, and landscape maintenance practices.
  • Ability to read landscape, irrigation, grading, and civil plans.
  • Valid Florida driver's license with the ability to travel regularly between communities.
  • Experience working for a residential homebuilder or land developer.
  • Knowledge of HOA turnover processes and community maintenance standards.
  • Familiarity with Florida-friendly landscaping principles and local permitting requirements.
