Job description

Job Title: Maintenance Technician Supervisor

Reports To: Operations Manager

Classification: Exempt, Full-Time


Summary

Under the supervision of the Operations Manager, this position is responsible for general maintenance and repairs to the building and grounds. Additionally, he/she assists with the general operations of the building by monitoring the life-safety systems, lighting, HVAC and plumbing and prioritizing maintenance and repairs. He/she is responsible for assigning, tracking and evaluating work orders as well as employee scheduling and performance.


Essential Duties and Responsibilities

  • Supervise, maintain and perform repairs to buildings, utilities, grounds and equipment as needed
  • Optimize the repair and maintenance of HVAC, electrical and plumbing equipment and systems
  • Maintain continuous operations of equipment by trouble-shooting and repairing
  • Conduct utility and equipment tests
  • Report critical deficiencies to Operations Manager
  • Assign, track and evaluate daily tasks performed by technicians
  • Track time and materials used on repairs and maintenance
  • Assist Operations Manager in expense control by prioritizing maintenance and repairs
  • Train staff on the importance of safety in the workplace
  • Maintain OSHA compliance
  • Provide superior client service
  • Positively and proactively collaborate with everyone in the Company in any way needed to further the leasing and marketing of mall properties to achieve, sell and provide world-class service to all our constituents
  • Maintain Client confidence and protect operations by keeping proprietary information confidential
  • Perform other duties as required



Qualification Requirements


Education and/or Experience

· High School Diploma or equivalent

· Minimum 2 years Supervisor Experience

· Commercial painting experience preferred

· Experience in building maintenance

· General plumbing, electrical & HVAC experience

· Building automation systems experience


Knowledge/Skills

· General mechanical knowledge

· Ability to work outdoors

· Ability to work on ladders and lifts

· Computer skills preferred

· Ability to read and interpret blueprints

· Ability to communicate effectively; both verbal and written

· Ability to work some weekend/evenings or on call as needed


Physical Demands
