JOB SUMMARY:
The Migrations Specialist is responsible for managing property transitions, acquisitions, dispositions, and system migrations across the portfolio.
This role serves as the primary coordinator for all system and integrated products-related aspects of property onboarding and offboarding, ensuring accurate setup, data integrity, operational readiness, and successful implementation of company systems and products.

In addition to migration responsibilities, this position provides support for property management systems, assists with product implementations, and participates in special projects designed to improve operational efficiency and user experience.

The ideal candidate is highly organized, detail-oriented, technically proficient, and capable of managing multiple projects simultaneously while collaborating with cross-functional teams.
ESSENTIAL JOB FUNCTIONS:
Migrations amp; Property Transitions
  • Manage all assigned acquisitions, dispositions, and property transitions from inception through stabilization.
  • Serve as the primary point of contact for Systems and Products during property migrations.
  • Develop and maintain project plans, timelines, and migration checklists.
  • Partner with Transitions, Operations, Accounting, Compliance, Marketing, Revenue Management, and third-party vendors to ensure timely completion of migration tasks.
  • Configure and validate system setup including property settings, user permissions, charge codes, accounting structures, workflows, and integrations.
  • Perform data audits and quality assurance reviews to ensure accuracy and completeness of migrated information.
  • Conduct pre-launch and post-launch reviews to identify and resolve issues.
  • Maintain detailed documentation of migration activities, decisions, and outcomes.
Systems Support
  • Provide Tier 2 support for property management systems and integrated products.
  • Research, troubleshoot, and resolve system issues or escalate to vendors as appropriate.
  • Assist with user setup, permissions management, and system configuration requests.
  • Document recurring issues and recommend process improvements.
  • Support testing and validation of system updates, enhancements, and new functionality.
  • Assist with special projects as assigned.
Reporting amp; Compliance
  • Maintain accurate migration records and project documentation.
  • Prepare status updates and project reports for leadership.
  • Ensure compliance with company policies, procedures, and system standards.
  • Identify opportunities to improve migration processes and operational workflows.
SKILLS + ABILITIES:
  • Advanced to expert-level Microsoft Excel skills required. Proficiency with advanced Excel functions including XLOOKUP, INDEX/MATCH, nested formulas, PivotTables, Power Query, conditional formatting, data validation, and complex reporting.
  • Demonstrated ability to work with large datasets, perform complex data analysis, and identify discrepancies across multiple systems.
  • Ability to manipulate, audit, reconcile, and validate large volumes of data with a high degree of accuracy.
  • Experience creating reporting tools, dashboards, trackers, and data validation processes.
  • Strong analytical and troubleshooting skills with the ability to identify root causes and develop scalable solutions.
  • Comfort using AI-enabled tools to improve efficiency and problem solving.
  • Exceptional attention to detail and commitment to data accuracy.
  • Strong project management and organizational skills.
  • Excellent written and verbal communication skills.
  • Ability to manage multiple priorities and deadlines in a fast-paced environment.
  • Ability to work independently while collaborating effectively with cross-functional teams.
EDUCATION + EXPERIENCE:
  • Bachelor's degree is preferred or equivalent combination of education and experience.
  • 2+ years of property management, systems administration, project coordination, or related experience preferred.
  • Experience with Entrata is strongly preferred.
  • Knowledge of affordable programs such as LIHTC/HUD/subsidy is preferred.
  • Experience participating in property acquisitions, dispositions, or system implementations preferred.
WORKING CONDITIONS:
  • Ability to operate in an open work area with moderate everyday noise.
  • Ability to work from multiple locations.
  • Ability to perform other duties as required.

BENEFITS:
  • Associates who are regularly scheduled for and work 30 hours or more per week are eligible for company-sponsored benefits the 1st day of the month, following completion of 30 continuous days of employment. Benefits offered include medical, dental and vision coverage, as well as 401K and life insurance. Regular, full-time associates are eligible to accrue paid time off (PTO) and holiday pay.
