About the Role


We are looking for a hands-on Digital Marketing Specialist to execute and manage our digital marketing campaigns across multiple channels.


This role will have a strong focus on CRM marketing and lead generation, including drip campaigns, email marketing, paid search, paid social media, and emerging advertising platforms such as ChatGPT.

We are looking for someone who can do more than develop marketing ideas. This person should be comfortable building campaigns, launching them, monitoring performance, and continuously optimizing results.


Key Responsibilities:


CRM & Drip Campaigns

  • Build, launch, and manage automated CRM drip campaigns.
  • Create lead nurture sequences for new leads, cold leads, existing customers, event attendees, and other audiences.
  • Segment CRM contacts based on lead source, interests, engagement, customer type, and stage in the sales process.
  • Build automated workflows and follow-up sequences.
  • Maintain organized and accurate CRM contact data.
  • Develop re-engagement campaigns for older or inactive leads.
  • Track leads through the marketing funnel and identify opportunities to improve conversion.


Email Marketing

  • Build and execute targeted email marketing campaigns.
  • Create newsletters, promotional campaigns, educational campaigns, event marketing, and automated email sequences.
  • Write effective subject lines, marketing copy, and calls to action.
  • Manage email lists, segmentation, templates, and scheduling.
  • A/B test messaging, subject lines, audiences, and calls to action.
  • Track open rates, clicks, responses, conversions, and overall campaign performance.


Google Ads

  • Build, launch, and manage Google Ads campaigns.
  • Conduct keyword and audience research.
  • Create and test ad copy and campaign structures.

  • Track campaign performance and determine which new channels are worth scaling.


Campaign Tracking & Optimization

  • Track leads from initial marketing source through conversion.
  • Maintain reporting on campaign performance across CRM, email, Google Ads, social media, and other channels.
  • Monitor key metrics including:
  • Cost per lead
  • Conversion rate
  • Cost per acquisition
  • Email engagement
  • Lead quality
  • Return on ad spend
  • Identify underperforming campaigns and make adjustments.
  • Provide regular reporting on marketing results and recommendations.


Additional Marketing Responsibilities

  • Assist with organic social media marketing and content distribution.
  • Coordinate marketing campaigns for events, promotions, launches, and company initiatives.
  • Support landing pages, lead forms, and other lead-capture tools.
  • Ensure leads generated through advertising campaigns are properly captured and routed into the CRM.
  • Work with sales and operations to improve lead follow-up and conversion.


Qualifications

  • 2+ years of experience in digital marketing, performance marketing, CRM marketing, or a related role.
  • Hands-on experience with CRM and marketing automation platforms.
  • Experience building automated drip and lead-nurture campaigns.
  • Experience executing email marketing campaigns.
  • Experience managing Google Ads.
  • Experience managing paid social media campaigns, particularly Meta Ads.
  • Strong understanding of lead generation and digital marketing funnels.
  • Comfortable learning and testing new advertising platforms and technology.
  • Strong written communication and marketing copywriting skills.
  • Comfortable analyzing marketing data and campaign performance.
  • Highly organized and able to manage multiple campaigns simultaneously.


Preferred Experience

Experience with platforms such as:

  • HubSpot, GoHighLevel, ActiveCampaign, Salesforce, or similar CRM platforms
  • Google Ads
  • Meta Ads Manager
  • LinkedIn Campaign Manager
  • Mailchimp, Constant Contact, Klaviyo, or similar email platforms
  • Google Analytics
  • ChatGPT and AI-powered marketing tools
  • Canva or similar creative platforms
  • Experience marketing real estate, real estate investing, lending, financial services, events, or educational products is a plus.

You should be able to take a campaign from idea to execution: identify the audience, build the campaign, create the messaging, launch it through the appropriate channels, track the leads it generates, and optimize it based on results.
