Overview

Senior Construction Project Manager

Hybrid position working from the Legacy Support Center located in Plano Texas

About the role

Direct store project development from inception through completion for all construction new / relocation and remodel capital projects.

Direct internal and external construction project management team, ensuring processes are consistent as well as maintaining the highest level of quality and cost controls.

Partner with Real Estate team, managing Real Estate Committee inputs to budget and scope, also manage and ensure execution of store upgrades driven by tenant improvement allowance funding.

Organization of diligence requirements regarding municipalities as well as contractors, supplier, and internal stakeholder, ensuring overall scope of work, timelines and flow of communication match plan approved requirements.

Partner with brand operations and merchandise presentation teams, aligning construction schedule with development of POG presentation.

Consistent updates required to Smartsheet project management system, ensuring all PMs are consistently providing required physical plant and financial updates.

Regular evaluation of processes, challenging status quo, consistent drive to shorten construction timelines, reducing cost and holding to the highest level of quality control.

Develop and publish financial reports ensuring each project meets schedule, quality of construction, and budget requirements.

Responsibilities

  • Development of critical path schedule of events, aligning scope, budget, and schedule with Real Estate site approval criteria, ensuring projects are delivered on time and on budget while maintaining the highest quality of materials and workmanship. Define timely and relevant merchandising strategy by leveraging product performance reporting, industry expertise, and trend awareness coupled with insights and recommendations from Manager/Director.

  • Manage all 3rd party planning and construction resources, capable of supplying the manpower and technical experience to build Sally Beauty and CosmoProf stores. Manage the bidding process with qualified contractors, ensuring cost effectiveness and qualified subcontractor resources.

  • Develop and manage construction schedules, identifying trades as well as scheduled overlaps and critical inspection date schedules. Aligning schedule with city inspectors ensuring we are complete on assigned inspection dates

  • Create working construction documents, (CD’s), complete applications for building and other permits required by municipalities. Research requirements which may be unique to specific cities ensuring we have all necessary documentation available to start projects on time and receive Certificate of occupancy without delay

  • Partner with potential 3rd party project management resource, incorporating them into development of project plan / schedule and assigning specific scope of work requirements. Develop expectations as well as benchmark timelines for project development which align with overall schedule approved by Real Estate

  • Align with internal stakeholders, maintaining consistent communication throughout projects to all partners. Ensure layout and design of stores will support business requirements. Manage store layouts to establish brand standards and lineal requirements and incorporating POG standards. Develop construction and equipment budgets, contracting with suppliers and ensuring on-time delivery

  • Complete thorough review of completed projects, identifying opportunities for improvement from a cost, timeline, and quality perspective. Consistently challenge standards and practices, improving the end-product through improved technology, resources and design. Revise standards based on learnings, consistently driving improvement

Knowledge, skills & abilities requirements

  • 5 – 7 years’ experience in a commercial (retail) construction corporate environment as a field P.M. responsible for overall project construction.
  • 3 – 5 years’ experience in leadership position, managing field construction PMs.
  • Experiencing in managing multiple projects simultaneously.
  • Experienced in budget and schedule development, identifying critical timelines and thresholds incorporated into major commercial construction projects
  • Experienced managing field as well as internal office resources and subordinates, developing roles and responsibilities as well as monitoring progress and expectations
  • Excellent communication skills, able to partner and align with both internal and external stakeholders.
  • CAD Certifications preferred

Competencies & attributes

  • Solid organizational and project management skills (Professional P.M. certification preferred)

  • Experience in operation Smartsheet project management software.

  • Able to multi-task, maintaining multiple projects simultaneously.

  • Excellent communication skills, able to effectively explain schedules as well as project scope and expectations.

  • Excellent construction knowledge regarding process of major project development, understanding trade requirements.

  • Experienced in working with municipalities in soliciting for build permits and field inspection scheduling

Working conditions & physical requirements

The work may require some physical exertion such as long periods of standing; walking; recurring bending, crouching, stretching, reaching, or similar activities; recurring lifting of moderately heavy items such as record boxes. The work may require specific, but common, physical characteristics and abilities such as above-average agility and dexterity.

The work environment involves everyday risks or discomforts which require normal safety precautions typical of such places as offices, meeting and training rooms, libraries, and residences or commercial vehicles, e.g., use of safe work practices with office equipment, avoidance of trips and falls, observance of fire regulations and traffic signals, etc. The work area is adequately lighted, heated, and ventilated.
