Job description

RC Andersen, part of the STO Building Group family of companies, is looking to hire a Senior MEP Project Manager who will specialize in the Mission-Critical sector in Atlanta, GA.

Essential Functions

Responsible for the overall management and success of multiple construction projects as measured by the attainment of quality, clientsatisfactionand profitability goals. Manages all staff assigned to the project. Creates andmaintainsstrong working relationships with the project owner, ownerโ€™stenantsand all professional groups involved in the project. Provide oversight for theaccurateandtimelycompletion of all paperwork and other administrative aspectsrequiredfor strong project management execution.

Specific Duties & Responsibilities
  • Monitors all project activity including schedules,spendingand related items to ensuretimelyand quality completion of assigned construction projects.Notifies Directorof Operations of anysituationsthat would have a significant impact on the completion date,costor quality.
  • Prepares,completesor reviews all project reports to ensure accuracy. Provides project statusreport, financialreportsand project schedulesin accordance withcompany guidelines on timeliness and completeness of information.
  • Facilitates weekly project status meeting with owner,ownersrep, vendors,subcontractorsand others connected with the project. Prepares and distributes meeting minutesindicatingagreements reached, task assignments and related information.
  • Conduct internal staff meetings to disseminate appropriatecompanyand project information. Ensures that all staffisinformed of needed information, policies and expectationsregardingsafety and related regulations.
  • Perform final review ofconstruction onprojects to include review of bid documents, review of bid procedures, review of vendor and subcontractor qualifications, review of final estimates, labor and material takeoffs and related information.
  • Notify subcontractors of bid approval and awardjobs to same. Notify unsuccessful subcontractors and provideappropriate reasoningas needed. Procure all materials for the projectin accordance withestablished procurement policies and procedures.
  • Review subcontractor and vendor invoices throughout the lifecycle of the project andapprove forpayment or negotiateappropriate changeswith subcontractor.
  • Follow up with the client as needed to ensuretimelypayment of fees and other payments to STI. Providetimelyandaccurateinformation to accounting to ensure proper invoice preparationtoclient.
  • Prepare andsubmitchange orders for approval of client and Director of Operations. Prepare andsubmitinvoices to accounting for final billing. Ensure subcontractors are notified of all change order documentation.
  • Prepare allprojectclose out documentation including submittal of all warranty information,affidavits, record drawings, final retainage payments,releasesand accounting related documents. Ensure final payments are received fromclientandappropriate invoicesare paid to subcontractors.
  • Establish andmaintaineffective working relationships witharchitect,engineersand other vendors along withclient, building representatives, subcontractors and others who are on the project team.
Qualifications
  • Bachelorโ€™s in Construction-related degree or equivalent work experience is preferred
  • 10-15 years of project management experience.
  • Heavy Mechanical and/or Electrical background preferred.
  • Well-developed communications, decision making, financial analysis, interpersonal,organizationalandteam workskills arerequired.
  • Strong ability to build andmaintainexcellent working relationships with clients and architects isrequired.
