Position Description Summary


The Mechanical Inspector will support construction inspection and work as a member of 
Quality Assurance & Construction Inspection Division across multiple projects. 
*Candidates must possess a current ICC certification as a Commercial Mechanical Inspector to apply.
*Proof of Cal-OSHA 30 hr. training within the last 4 years, prior to assignment
*Must be able to work any assigned shift - day, swing, or night - as required to meet the contractor's
construction schedule.


Professional Experience Level/Minimum Qualifications


• Mechanical inspection staff shall have 3 years or more experience performing mechanical
inspections for Building Construction.
• Mechanical inspection staff possess a thorough knowledge of the materials and methods used in
the installation of plumbing, heating, air conditioning and refrigeration installations.
• Current ICC Certification as a Commercial Mechanical Inspector
• Proof of Cal-OSHA 30 hr. training within the last 4 years
• Fall protection and harness training.


Preferred Qualifications and Experience:


• Additional Current ICC certification as a Commercial Plumbing Inspector
• NFPA 70E standards training within the last 3 years.
• Plumbing experience (journeyman/master level) with progression into inspection.
• Experience inspecting mechanical systems of large-scale commercial, industrial or public
buildings.
• Confined Space Entry Training
• Experience overseeing and ensuring compliance with building codes and regulations on
significant construction projects.
• Involvement in complex projects that require coordination with multiple stakeholders, including
contractors, engineers, and city officials.
• Expertise in identifying and addressing deficiencies, ensuring that all aspects of construction
meet the required standards.

Must be open to learning the prescriptive items required by the agency.


• A strong understanding of diverse code requirements (CBC & CMC).
• Excellent communication and time management skills.


Essential Job Duties


• Inspects the construction of a wide variety of airport improvements and utilities projects to
ensure conformance to plans, specifications, contracts, permits, environmental documents,
agreements for work, and may provide construction inspection support.
• Conduct comprehensive daily inspections of mechanical and plumbing systems across building
and terminal construction projects, ensuring compliance with applicable codes and project
specifications, review and interpret construction documents including blueprints and shop
drawings, submittals, RFIs, and change orders.
• Demonstrates strong proficiency in preparing comprehensive daily inspection reports that
clearly document the WHO, WHAT, WHEN, WHERE, and HOW of all observed construction
activities, ensuring accuracy, clarity, and accountability in tracking progress and identifying
issues, deficiencies, or safety concerns in a timely manner.
• Verify contractor compliance with local and national mechanical and plumbing codes.
• Track and document time-and-material work, field changes, and job quantities
• Assist in validating contractor progress payment requests based on an approved schedule of
values.
• Support special inspections and testing activities, coordinating with engineers, contractors, and
third-party agencies as needed.
Perform inspections of Mechanical and Plumbing installations including, but not limited to:


• Domestic Water and Sewage Systems
• Venting, fire sprinklers, and gas piping
• HVAC systems (air handlers, chillers, boilers, ductwork)
• Smoke Control Systems
• Mechanical ventilation and exhaust
• Fire and life safety integration (e.g. smoke dampers)
• Mechanical and plumbing shutdowns, lockout / tagout procedures
• Commissioning and balancing reports
• Underground utilities


• Fire life safety systems including smoke/heat detectors and FM-200 suppression systems
Hardware/Software Knowledge
• Knowledge of Project Management Information Software used for inspection/document control
(i.e., Microsoft Office, Outlook, Xcel, Word, PM Web, Adobe Pro, Bluebeam, etc.).
• Computer proficiency to review and utilize electronic equipment for contract documents
efficiently, including change orders, submittals, RFIs, and other inspection documents, with
minimal supervision.

Education/Training


• High school diploma (or equivalent)

• May assume other duties as required/needed.
• May be required to work various shifts, including day, swing, and night.
• Shall be open to work modified schedules, including nights and weekends, as dictated by the
contractors' work activities and accelerated project schedules.
• Availability to work overtime as required to meet project deadlines and ensure timely
completion of tasks is preferred
