ABOUT THE ROLE:

Supports the Real Estate team in analyzing and monitoring industrial, residential, commercial, office, retail, and mixed-use property portfolios. Develops financial models, analytical tools, and reporting to evaluate project performance, while also supporting leasing and property management activities.


Key Responsibilities

Evaluate the performance of investment projects

  • Assess the internal rate of return (IRR), payback periods, profit margin, yield, etc.
  • Develop formulas or calculations required for investment projects
  • Collect data from the estimation department
  • Using existing models, calculate all the costs associated with construction (design, marketing, sales, finance, municipal fees, etc.)
  • Establish all costs (land, marketing, construction, financing, development costs, etc.) in collaboration with the Real Estate department
  • Evaluate the budget and establish the actual budget
  • Develop hypothetical scenarios and make projections
  • Participate to the creation and update of dashboards and reports intended to the upper management to provide an overview of the overall real estate portfolio

Create models and improve existing ones

  • Create new models or adapt existing models totake into accountthe particularities of each project
  • Consistently check the accuracy of calculations

Predict funding

  • Prepare spreadsheets and other documentsrequiredfor financing

Leasing andPropertyManagement

  • Participate in the leasing of the existing and newproperties by preparing responses torequest forproposalsto lease fromprospective tenants


QUALIFICATIONS:

    • Bachelors degree in Finance, Economics, Real Estate, or a related field
    • 2 to 4 years of experience in real estate investments, project financing, or capital markets
    • Experience in real estate financing, acquisitions, and development projects
    • Strong negotiation, financial modeling, and analytical skills
    • Multi-project or multi-market portfolio experience (an asset)
    • MBA, CPA, or other relevant professional designation (an asset)
    • Strong leadership and team management skills
    • Excellent communication and presentation abilities
    • Bilingual (French & English), written and spokenin order to collaborate with colleagues and clients outside of Quebec
    • Advanced proficiency in Microsoft Excel and the Microsoft Office Suite
