By bridging high-level analytics with market-specific execution, the Office Real Estate Strategist ensures the Real Estate network advances corporate goals for efficiency, employee experience, and long-term value creation.
***Position has in office expectations - Role is not remote.****

ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Local Strategy Translation
o Partner with the analytics team to interpret enterprise network strategies and convert them into localized market strategies.
o Develop clear, actionable implementation plans that reflect each market's unique conditions, opportunities, and constraints.
2. Portfolio Planning and Optimization
o Leverage occupancy forecasts and utilization insights provided by the Occupancy Planning team to inform market-level recommendations.
o Identify opportunities for consolidation, relocation, expansion, or new site development based on performance, demand, and market dynamics.
o Recommend timing, scope, and location strategies to guide Asset Management's lease negotiations and execution activities.

3. Geographic and Market Analysis
o Apply demographic, economic, and geospatial analysis to evaluate Real Estate network distribution and uncover growth or efficiency opportunities.
o Use GIS and market intelligence to guide site selection, portfolio adjustments, and local execution priorities.
4. Business Case Development
o Contribute financial modeling to assess ROI, risk, and impact of portfolio decisions at both macro and market levels.
o Present compelling business cases for strategic decisions to senior leadership and cross-functional partners.
5. Stakeholder Collaboration
o Partner with Corporate Real Estate partners, Finance, Occupancy Planning, and Asset Management to generate actionable market plans that align with corporate objectives.
o Maintain open communication with local market teams to track progress, address challenges, and refine strategies.
6. Portfolio Lifecycle Guidance
o Monitor market conditions to anticipate changes and adjust portfolio recommendations proactively.
o Provide strategic input into site acquisition, lease renewal, and exit strategies, with execution led by Asset Management.

QUALIFICATIONS
Required Qualifications:

Bachelor's degree in Real Estate, Geography, Finance, Urban Planning, or related field
8+ years' experience in corporate real estate, workplace strategy, location planning, or market analysis
Proficiency in GIS tools, demographic analysis, and real estate financial modeling
Strong understanding of occupancy planning principles and ability to interpret and apply occupancy data in strategic decisions
Ability to analyze complex data, develop market-specific action plans, and present to executive leadership
Demonstrated skills in project management, change management, and cross-functional collaboration
