About the Opportunity

LMS is seeking an experienced Community Manager to oversee operations for Allier Port Wentworth, a premier Build-to-Rent community near Savannah, GA.


This leadership role is responsible for driving operational excellence, financial performance, resident satisfaction, and team development while protecting the owner's investment. The ideal candidate is an experienced multifamily leader who enjoys building high-performing teams, delivering exceptional customer service, and creating communities residents are proud to call home.


What You'll Do

  • Lead the day-to-day operations of two Build-to-Rent communities.
  • Recruit, coach, develop, and inspire on-site team members.
  • Create a positive, accountable, and customer-focused culture.
  • Ensure outstanding resident experiences by resolving concerns quickly and professionally.
  • Oversee leasing performance, occupancy, renewals, and resident retention.
  • Develop and execute marketing and outreach initiatives to maximize occupancy.
  • Monitor property appearance through regular inspections and quality standards.
  • Manage service request completion, make-ready schedules, and capital improvement projects.
  • Prepare and manage annual operating budgets while monitoring expenses and maximizing NOI.
  • Review financial reports and identify opportunities to improve performance.
  • Participate in ownership meetings, financial reviews, and property visits.
  • Ensure compliance with Fair Housing regulations, company policies, and safety standards.
  • Partner closely with Regional Leadership and corporate support teams including HR, Accounting, Marketing, and IT.


What We're Looking For

  • High school diploma or GED required.
  • Previous experience as a Community Manager with a multifamily property management company required. Yardi experience is preferred.
  • Experience overseeing multiple communities or large assets preferred.
  • Build-to-Rent experience is a plus.
  • Strong financial acumen with experience managing budgets and operating expenses.
  • Demonstrated leadership, coaching, and team development skills.
  • Excellent communication, organizational, and problem-solving abilities.
  • Knowledge of Fair Housing laws and property management best practices.
  • Experience with Yardi Voyager preferred.
  • Proficiency with Microsoft Office including Outlook, Excel, and Word.
  • Ability to prioritize multiple responsibilities in a fast-paced environment.


Physical Requirements

This position requires the ability to:

  • Walk the property daily, including climbing stairs.
  • Perform routine property inspections.
  • Show homes and deliver resident communications.
