Job description

We have partnered with a 110 unit affordable housing complex in Xenia, OH who is looking for a new Supervisor for the Maintenance Team.
Pay rate is $22-24/hour with a schedule of 8am-5pm M-F.  A car or close proximity is required for this position to help with the on-call schedule and emergencies.
Maintenance Supervisor
The ideal candidate is a hands-on maintenance professional who takes pride in their work, leads by example, and is committed to delivering exceptional service to residents. They are dependable, detail-oriented, and proactive in identifying and resolving issues. Strong communication, teamwork, and problem-solving skills are essential, along with a willingness to learn, accept feedback, and contribute to a positive community environment. Professional appearance and conduct are expected at all times.
Key Responsibilities

  • Complete and oversee maintenance work orders by diagnosing issues and performing repairs in accordance with company policies and safety standards.
  • Manage the apartment turn process, including inspections, creating punch lists, coordinating vendors, ordering materials, and ensuring units are move-in ready.
  • Maintain the overall appearance, cleanliness, and curb appeal of the community, including common areas and grounds.
  • Conduct daily property inspections and promptly address any safety or maintenance concerns.
  • Perform preventative maintenance and participate in the on-call rotation for after-hours emergencies.
  • Assist with maintenance budgeting and provide recommendations to the Community Manager.
  • Order, track, and maintain inventory of maintenance supplies and equipment.
  • Coordinate with vendors and contractors, obtaining bids and overseeing repair and replacement projects.
  • Ensure common areas, building systems, and grounds are properly maintained.
  • Perform additional duties as assigned.

Qualifications
  • Minimum of 3 years of general maintenance experience in residential, multifamily, or commercial properties.
  • Previous supervisory or team leadership experience preferred.
  • Strong working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and painting.
  • Experience with property management software is a plus.
  • Affordable housing experience preferred.
  • Basic proficiency with Microsoft Office applications.
  • Ability to lift and carry up to 50 pounds.
  • High school diploma or equivalent required; trade certification is a plus.
  • Flexible schedule with the ability to work weekends and participate in an on-call rotation as needed.
