The Opportunity
The Roadrunner Quantum Lab (RQL) is New Mexico's flagship quantum innovation facility, bringing together startups, national laboratories, researchers, corporate partners, and government stakeholders under one roof.
We're looking for a Facility Manager who serves as the operational concierge for the Roadrunner Quantum Lab. This person is the first point of contact for everything related to the facility, ensuring issues are addressed quickly and the right resources are brought in to resolve them. Whether coordinating a plumber, electrician, HVAC contractor, security vendor, or other specialist, the Facility Manager owns the outcome and delivers a seamless, concierge-level experience for tenants, visitors, and partners.
The Role
The Facility Manager is responsible for the daily operation, maintenance, and overall functionality of the Roadrunner Quantum Lab.
Acting as the facility concierge, you are the operational hub of the building. You ensure the facility, shared spaces, vendors, tenants, visitors, and building infrastructure operate seamlessly. Rather than performing specialized trade work yourself, you identify issues, engage the appropriate experts, oversee their work, and ensure every request is resolved efficiently and professionally.
This role requires someone who enjoys ownership, anticipates problems before they arise, and delivers an exceptional service experience. Your success will be measured not by fixing every issue personally, but by ensuring the facility consistently operates at the highest level.
What You'll Do
Facility Operations
  • Serve as the facility concierge and primary point of contact for all building-related requests.
  • Oversee the day-to-day operation of the facility, ensuring the building is safe, clean, functional, and ready for daily use.
  • Deliver responsive, concierge-level service to tenants, visitors, and partners.
  • Coordinate repairs, maintenance, and building improvements by engaging and managing qualified vendors and contractors.
  • Track maintenance requests from identification through completion, ensuring timely resolution.
  • Conduct routine facility walkthroughs to proactively identify maintenance or operational issues.
  • Coordinate preventive maintenance schedules for building systems and equipment.
  • Maintain inventories of facility supplies and oversee purchasing as needed.
  • Ensure conference rooms, laboratories, offices, and shared spaces remain operational, organized, and presentation-ready.
Vendor & Building Management
  • Manage relationships with landlords, property management, contractors, maintenance vendors, janitorial providers, internet providers, security companies, and other service partners.
  • Coordinate specialized vendors-including plumbing, HVAC, electrical, fire protection, networking, access control, and other building systems-ensuring the appropriate experts are engaged whenever needed.
  • Act as the single concierge point of coordination for all maintenance, repairs, and facility improvement projects.
  • Schedule vendor visits, oversee work performed, and verify projects are completed on time and to a high standard.
  • Manage service contracts, vendor performance, warranties, and preventive maintenance agreements.
  • Obtain quotes, coordinate purchasing, and support facility budgeting.
Tenant Experience
  • Provide a five-star, concierge-level experience for everyone who uses the Roadrunner Quantum Lab.
  • Manage tenant onboarding and offboarding, workspace readiness, badge access, visitor coordination, and general facility support.
  • Respond quickly to tenant concerns while ensuring every issue is owned through resolution.
  • Coordinate conference room scheduling, hospitality, tours, VIP visits, executive meetings, and special events.
  • Anticipate tenant needs and proactively coordinate solutions before issues impact operations.
  • Help create a welcoming, professional, and highly functional environment throughout the facility.
Safety & Compliance
  • Coordinate facility safety programs, inspections, emergency procedures, and compliance requirements.
  • Maintain facility documentation, maintenance records, operating procedures, and vendor certifications.
  • Administer building access, visitor management, and badge systems.
  • Coordinate emergency repairs and ensure appropriate vendor response during facility incidents.
  • Support compliance with applicable building, insurance, security, and operational requirements.
Administration
  • Maintain facility budgets, purchase orders, vendor invoices, and operational reporting.
  • Develop and improve facility processes, documentation, and standard operating procedures.
  • Track work orders, service history, preventive maintenance schedules, and facility metrics.
  • Support planning and logistics for events, workshops, tours, and community programming hosted within the facility.

You're also:
  • 5+ years of experience in facilities management, property management, workplace operations, building operations, or a similar operational leadership role.
  • Experienced managing vendors, contractors, landlords, and third-party service providers.
  • Comfortable overseeing maintenance projects without personally performing specialized trade work.
  • Highly organized with exceptional attention to detail and follow-through.
  • Service-oriented with a concierge approach to workplace operations and tenant experience.
  • Able to prioritize multiple projects while maintaining high operational standards.
  • Experienced with building systems, maintenance coordination, access control, and preventive maintenance programs.
  • Familiar with workplace safety practices and facility compliance requirements.
  • An excellent communicator who works effectively with tenants, contractors, researchers, founders, government partners, and visitors.
