Job description

SUMMARY: Under the direction of the Director of Facilities Services the Manager of Facilities Services plans, directs, coordinates and controls all facility maintenance to ensure safety, life safety, proper healing environment and a positive human experience for our Patients, Families, Students and Team Members. Manages the procurement, installations, operations, maintenance and repairs to major building assets and their components comprised of grounds, envelope, mechanical, plumbing, electrical fire alarm interior finishes, furniture, fixtures and equipment. Coordinates and provides leadership to maintenance and HVAC team regarding the operations and maintenance of entire facility. RESPONSIBILITIES: Responsible for the technical quality of repairs, construction and client satisfaction. Manages budget and manpower, schedule, job costs and accounting; reviews invoices/billing; develops and maintains contracts. Prepares funding authorization, process invoices and control project finances. Manages the development of the project, assuring that the target dates are met, and expenditures are within budget. Manages the supervisors/supervision of grounds, general maintenance, plumbing, and HVAC, for the entire Hospital Campus. Ensures that maintenance team is focused on work orders comprised of preventative maintenance, corrective and projects are completed timely while maintaining a high level of accountability and standards for all work. Ensure that work orders are completed to the customers satisfaction and recorded in CMMS to document all repairs and maintenance. Collaborates with Human Resources to recruit and retain high potential talent, resolve employee relations matters and develop strategies around employee engagement and development. Supervises skilled and semi-skilled employees in maintenance tasks such as carpentry, painting, concrete work, masonry and other general upkeep which involves furnishing, the envelope, structures, floor covering, equipment, acoustical ceiling, heating, plumbing, air conditioning and related systems. Coordinates activities of contractors assigned to projects to ensure compliance to specifications and project’s completion timetables. Reviews bid proposals submitted and makes recommendations to the Director based upon analysis of bid amount, qualifications and accurate scope of work. Collaborates with Design &Construction Team and Outside planning resources engaged to assist in the process including architectural, engineering, planning and other consultant resources as required. Manages/coordinates with site operation user groups; organizes meetings, prepares materials/presentations to facilitate interaction. Follows-up with information, data reports, and research as required. Participates in the commissioning of projects. Inspects projects and participates in acceptance testing, review test reports before final payment for services are made. Conducts and oversees the preventive and corrective maintenance programs Evaluates all maintenance request forms, sets priorities, and process departmental work assignments. Hires contractors or subcontractors to perform maintenance work too specialized or extensive to be performed by the maintenance staff. Works with other department heads to address corporate and The Joint Commission compliance issues Monitors all operations of the maintenance staff. Prepares daily and monthly work schedules for the department staff. Maintains all maintenance records. Purchases supplies for the department from approved sources. Conducts training on life safety and other programs Works with the business office to maintain all appropriate permits and licensing. Provides reports on all life safety, maintenance issues. Performs routine inspections of all HVAC, emergency and disaster systems and equipment. Must be able to apply principles of critical thinking to a variety of practical and emergent situations and accurately follow standardized procedures that may call for deviations. Must be able to apply sound judgment beyond a specific set of instructions and apply knowledge to different factual situations. Must be always alert; pay close attention to details. Must be able to work under stress on a regular or continuous basis. Performs other duties as required, including but not limited to participation in councils, quality improvement teams and other such committees. MINIMUM QUALIFICATIONS: BASIC KNOWLEDGE: The level of knowledge of engineering, construction, business, and/or facilities maintenance normally acquired in a four-year bachelor’s degree program in architectural, electrical or mechanical engineering or construction management. Working knowledge of computers, CMMS, and management software used to effectively manage and document installation, preventive maintenance and repairs in a safe and timely manner. Knowledge of federal, state and local building and construction codes. Knowledge of CMS, TJC, The Life Safety Code and all associated NFPA guidelines. EXPERIENCE: Minimum of 3-5 years previous related experience in related field. Interpersonal experience to effectively interact with all levels of hospital personnel and outside contractors and consultants. Certified Healthcare Facility Manager (CHFM) preferred. INDEPENDENT ACTION: Performs independently within the department’s policies and practices. Refers specific complex problems to the supervisor when clarification of the departmental policies and procedures are required. SUPERVISORY RESPONSIBILITY: Manage the workload and development of (3) Supervisors as well as outside vendors.

Pay Range:

$100,027.20-$165,048.00
