Job description

DESCRIPTION
Basic Qualifications: Excellent verbal and written communication, including listening skills. Excellent organizational skills. Available for same day maintenance emergencies. Must have mechanical aptitude and ability to plan and adapt to change.
Education/Training: High school diploma or equivalent. Clerical ability required to keep departmental records. Valid driver's license in the state of employment required.
Experience: Previous experience in the maintenance of building and grounds required. Must have experience with HVAC, PTAC, chillers, electrical, and plumbing. Familiarity with TELS System a plus.
Position Summary: Ensures overall maintenance, repair, replacement, and improvement of the physical plant and grounds.
Primary Duties and Responsibilities:
1) Responsible for performing preventative maintenance program and physical plant management.
2) Inspects building and grounds periodically to anticipate necessary repair or maintenance items not already assigned.
3) Prepares living units for new Residents.
4) Advises Executive Director on physical plant needs.
5) Meets with the Resident and Staff committees as needed.
6) Recommends change in the effective use of space and equipment.
7) Works with Executive Director to establish priorities and make recommendations for changes.
8) Assist Executive Director with all necessary bids for outside contract work.
9) Works in concert with Executive Director to schedule daily and routine duties as well as any additional maintenance requests.
Financial Management
1) Submits requests for the purchase of equipment, and overall needs of the physical plant.
2) Assists in the development of long-term capital budget requirements, as needed.
3) Works within current budgetary restraints.
General
1) Introduces and trains personnel in the use of equipment and methods of maintenance where necessary.
2) Complies with established policies and procedures.
3) Complies with all CDC/State Health guidelines put into place to protect the health and well-being of our Residents and Staff.
4) Fully understands the fire, safety, and emergency procedures.
5) Assists with fire/emergency drills when necessary.
6) Understands door alarm system and/or building access systems in place where applicable.
7) Demonstrates proper body mechanics when performing duties.
8) Performs other duties as directed by the Executive Director.
Physical Work Environment: Must be able to lift or carry up to 50 pounds occasionally and to exert 20 pounds of force frequently. Physical activity involves sitting, waking, standing, carrying, bending, lifting, crouching, reaching, pushing, pulling, grasping, feeling, talking, hearing, and repetitive motions. Proper body mechanics required.
