Job description

Role Overview

We are looking for a hands-on Construction Project Manager to take full ownership of field operations across our renovation and new construction projects. This person will be the primary point of contact for subcontractors, suppliers, and inspectors — keeping every project on schedule, on budget, and built to AWH quality standards. This position reports directly to the Owner.

This role owns everything it takes to execute the build — from framing through final walkthrough.

Key Responsibilities

New Construction

  • Take over project ownership after foundation/sewer stage is complete
  • Sequence, schedule, and manage all trades: framing, MEP, insulation, drywall, trim, finishes
  • Perform or coordinate material takeoffs; order and track deliveries
  • Conduct regular site inspections to ensure work meets AWH quality standards
  • Identify and resolve field issues proactively — do not wait to be asked
  • Maintain and update project schedule; flag delays before they happen
  • Manage part-time assistant / runner as needed

Renovation & Rental Properties

  • Participate in initial walk-through with leadership to align on scope
  • Translate walk-through notes into a full scope of work and schedule
  • Manage all subs and vendors from demo through final clean
  • Ensure properties are completed rent-ready or sale-ready on time

Rental Portfolio Maintenance (40+ Units)

  • Serve as the primary point of contact for tenant repair and maintenance requests
  • Respond to tenants promptly — acknowledge the request, set expectations, and follow through
  • Triage each request: determine whether it requires a licensed sub or can be handled in-house
  • Schedule and coordinate trade contractors for repairs that require licensed work
  • Handle minor repairs personally when a job does not warrant calling a sub — painting, patching, fixtures, hardware, basic plumbing, and similar handyman-level work
  • Close the loop with tenants once repairs are completed
  • Track open maintenance items across the portfolio to ensure nothing falls through the cracks

Property Evaluation Support

  • Walk potential acquisition properties with leadership or independently
  • Provide rehab cost estimates to support buy/no-buy decisions
  • Identify structural, mechanical, or code issues that affect project viability

Quality & Accountability

  • Hold every sub to AWH expectations — work done right, done once
  • Document progress with photos and written updates
  • Escalate decisions that require leadership input; own everything else

What We’re Looking For

  • 5+ years of residential construction experience — new builds and renovations
  • General Contractor license preferred; equivalent field experience considered
  • Proven ability to manage multiple projects and subcontractors simultaneously
  • Strong understanding of all residential trades: framing, MEP, finishes
  • Can read plans, perform takeoffs, and estimate rehab costs accurately
  • Detail-oriented with a zero-rework mindset — you do it right the first time
  • Self-starter who identifies problems and brings solutions, not just reports
  • Excellent communication with subs, suppliers, and leadership
  • Familiarity with central Ohio subcontractor market a plus
  • Hands-on handyman skills — able to personally handle minor repairs without calling a sub
  • Strong people skills; comfortable communicating directly with tenants in a professional manner
  • Reliable transportation; valid driver’s license required
  • Comfortable using software to manage projects, schedules, maintenance requests, photos, and communication. Experience with property management or project management platforms is a plus.

Compensation & Benefits
