Who We’re Looking For

We’re searching for a proven leader with deep expertise in commercial mechanical construction who can independently manage large-scale projects, mentor and develop project teams, and generate future workflow through strong client relationships. You’re strategic, decisive, highly organized, and thrive in a fast-paced environment while maintaining a relentless focus on safety, quality, budget, and schedule. This position is based in one of our Washington or Oregon offices, with regular travel to project sites throughout the region.

What You’ll Do

As a Senior Project Manager, you will lead complex commercial mechanical projects valued between $10M and $20M or larger, overseeing all phases from preconstruction through design, fabrication, installation, startup, and turnover. You will manage multiple concurrent projects and project teams, ensuring consistent application of company processes while delivering projects on or ahead of schedule, at or below budget, with zero unresolved safety or quality issues.

Salary Range:$150,000–$185,000 (DOE) FLSA exempt.

  • Oversee the full project lifecycle for multiple concurrent commercial mechanical projects
  • Develop and manage project schedules, baselines, and critical path method (CPM) scheduling
  • Control project costs, create accurate cost-to-complete forecasts, and consistently achieve or exceed bid margins
  • Manage risk assessment, change orders, claims negotiation, and contract administration
  • Direct project control systems, staffing, and resource allocation across projects
  • Mentor, coach, and develop Project Managers, Project Engineers, Field Engineers, and interns
  • Lead and support project teams to ensure consistent application of company processes, safety, and quality standards
  • Train staff in project management best practices and JH Kelly protocols
Relationship & Business Development
  • Serve as the primary point of contact and build long-term relationships with key client decision-makers
  • Develop repeat business and generate future project opportunities
  • Maintain proactive, positive relationships with customers, subcontractors, vendors, suppliers, craft personnel, and internal support teams (safety, CAD/BIM, accounting, IT)
  • Ensure timely and accurate billings, collections, and monthly forecasting
  • Utilize Project M and KellyNet systems for budgeting, phase codes, purchasing, quantities, and documentation
  • Oversee procurement, subcontracts, purchase orders, and project documentation
Safety & Quality Leadership
  • Champion and promote JH Kelly’s safety and quality protocols across all projects and teams
  • Ensure no unresolved safety or quality issues on any project under your leadership
Additional Responsibilities
  • Market and sell JH Kelly services to existing and potential clients
  • Perform additional tasks as assigned to support department and company success
What You Bring
  • Experience: Minimum of 15 years of full-cycle project management experience in commercial mechanical construction; proven track record of consistently delivering profitable projects and developing repeat business
  • Education: Bachelor’s degree in Mechanical, Industrial, Civil, Electrical Engineering, Construction Management, Business, or a related construction industry field (or equivalent experience)
  • Skills:
    • Expert-level proficiency in project scheduling (CPM), budgeting, cost control, risk management, and contract negotiation
    • Advanced knowledge of Microsoft Office and Bluebeam (intermediate Excel skills required)
    • Expert in Critical Path Method scheduling (MS Project or similar preferred)
    • Proficient in Project M (or ability to quickly master)
    • Strong ability to read, mark up drawings, and perform take-offs

  • Requirements: Valid driver’s license and ability to travel to various construction sites as needed
Physical Requirements

This role requires transitioning frequently between office and construction field settings. In the office, you’ll sit for extended periods, performing repetitive tasks like typing and communicating by phone. In the field, you’ll stand and walk on uneven terrain, climb stairs, kneel, crouch, crawl to inspect tight spaces, and occasionally lift up to 40 pounds. Good vision and hearing are essential for reading plans and on‑site communication. You’ll work outdoors in various weather conditions, adhere to site‑specific dress codes, and wear PPE (hard hats, gloves, safety glasses, steel‑toed boots). Flexibility to travel and work outside regular hours is required. Reasonable accommodations are available for individuals with disabilities.
