About the Role

Thrive Development is growing its development pipeline across both residential and commercial asset classes, and we're looking for a driven Acquisitions Manager to lead our deal sourcing and market activity across target Mountain West markets. This is a high-impact, front-of-funnel role embedded directly into the Development Team where you'll be the driving force behind identifying, vetting, and advancing new opportunities from first contact through to deal hand-off.

You'll work in a dual-reporting structure, reporting to both the Head of Residential Development and Head of Commercial Development depending on deal type, giving you broad exposure across asset classes while maintaining clear lines of accountability.

Essential Duties and Responsibilities
The following duties are essential to this role. Other duties may be assigned.

• Plan and direct all activities related to the acquisition of residential and commercial land and projects
• Conduct opportunity mapping across target markets, including analysis of zoning designations, general plan compliance, and entitlement feasibility for prospective sites
• Communicate with the investment committee as needed throughout the acquisition process to evaluate project viability
• Source new development opportunities through both off-market and listed properties, building relationships with brokers, landowners, real estate agents, developers, attorneys, and city management and staff
• Negotiate property acquisitions with sellers or their representatives; coordinate with legal staff to complete contracts with terms acceptable to the Company
• Collaborate with the Development Team to create all documentation, reports, and analysis needed to support buy/no-buy decisions
• Maintain due diligence documentation and schedule throughout the acquisition process
• Ensure earnest money deposits are submitted on time and in accordance with contract
terms
• Review title reports and coordinate with legal and title teams to identify and resolve any encumbrances or issues prior to closing
• Oversee transaction management through closing, including record keeping, coordination of closing operations, and maintenance of complete deal files
• Collaborate with the Development Team to research and develop new market data to identify markets for further investigation and targeting

Qualifications
• 3+ years of experience in real estate acquisitions, brokerage, or development (residential and/or commercial)
• Established network in real estate markets
• Strong negotiation skills with a track record of advancing deals through early stages
• Analytical mindset with the ability to assess market conditions and site feasibility quickly
• Excellent communication and relationship management skills
• Self-starter with the ability to manage a complex pipeline and multiple active deals

Compensation & Benefits
Base Salary: $110,000 – $130,000 annually plus bonuses paid upon each closing, commensurate with experience. We offer an excellent benefits package including:
