Job Description

A full service multifamily real estate firm, ROSS Companies, is looking for an experienced Maintenance Supervisor for a community in Cheverly, MD. Your role will play a pivotal part in maintaining the property, handling tenant relations, and ensuring compliance with relevant laws and regulations.

Responsibilities:

  • Maintain professional, cooperative and service oriented attitude with community residents, limiting communication during working hours to matters relative to service order requests.
  • Respond promptly to and provide all necessary services in connection with, emergencies and calls for service.
  • Communicate hazards or unsafe conditions for public, residents, and fellow employees to supervisor.
  • Inform supervisor of any residents or guests responsible for damage done to community structures or grounds.
  • Promote fair housing standards and equal housing opportunity.
  • Ensure completion of service order requests timely and accurately.
  • Monitor maintenance supply inventory and place orders as needed.
  • Service and maintain community equipment, thereby allowing continued, uninterrupted use.
  • Perform preventive maintenance on plumbing, electrical, heating, air-conditioning and ventilation systems.
  • Complete inspection forms, i.e. documenting boiler readings, water heater temperatures, and routine service performed on systems.
  • Accompany Senior Property Manager/Property Manager on inspections of public areas, apartments during turnover process, semi-annual apartment smoke detector check, and any other inspections conducted by owner or management
  • Assist and/or supervise service companies contracted to perform specific duties at community.
  • Supervise performance of other members of maintenance and any other maintenance or cleaning personnel assigned to community on a temporary basis, as assigned.
  • Depending on community needs, participate in, and remain available for, 24-hour emergency maintenance service.
  • Assist, as needed, during community emergency situations (example: snow removal, fire flood, natural or man-made disasters).
  • Attend seminars, classes or community staff meetings for policy updates, reviews or instructions for equipment use and conforming to changes in government regulations.
  • Responsible for the installation, maintenance and repair of electrical, plumbing and heating, ventilation, air conditioning and refrigeration (HVACR) systems and equipment at ROSS managed communities, as assigned.

Qualifications:

  • 3-5 years maintenance experience in individual HVAC repair and preventative maintenance of individual or central plant equipment, appliance, plumbing and electrical systems and repairs, fire safety equipment and repairs, supervision and preparation of turnover apartments and flooring installations.
  • Ability to oversee and perform all maintenance repairs and duties independently, professionally and in a timely responsible manner.
  • Previous supervisory experience with demonstrated ability to supervise 3+ maintenance personnel; Initiative and motivation to continue training to develop skills, preferred, (i.e. license and certifications).
  • Exceptional organizational, time management, scheduling, and delegation skills.
  • Exceptional leadership/supervisory and personnel development skills. CFC - Type 2 may be required.
  • Must have a valid driver’s license, transportation to respond to emergency calls, and proof of motor vehicle insurance.
  • CFC Certification.
  • Maryland 3rd Class, D.C. 3rd Class, preferred; however, experience in lieu of license will be considered.
  • Lifting, standing, walking, twisting, crawling, stooping, climbing, pushing and pulling, steering and bending, with dead weight in excess of 40 pounds.
  • Operating powered and non – powered equipment and tools where manual pushing, pulling or steering of equipment is required.
