Job Description – Maintenance Supervisor

Position Title: Maintenance Supervisor
Reports To: Property Manager

Position Summary

The Maintenance Supervisor is responsible for overseeing the physical operations, safety, and maintenance of the community. This role ensures that the property, grounds, buildings, and equipment are maintained to the highest standards while supporting the Property Manager in meeting ownership objectives. The Maintenance Supervisor provides leadership to the maintenance team and works hands-on to deliver quality, timely, and cost-effective service to residents and ownership.


Key Responsibilities

Property amp; Building Maintenance

  • Oversee and perform daily maintenance operations for all building systems, grounds, and equipment.

  • Ensure timely completion of resident service requests, unit turns, preventative maintenance, and special projects.

  • Conduct routine inspections of apartments, common areas, and equipment to identify and address deficiencies.

  • Ensure compliance with all applicable codes, safety standards, and preventative maintenance schedules.

Team Leadership amp; Vendor Oversight

  • Supervise and train on-site maintenance staff; assign, schedule, and review work orders and tasks.

  • Provide coaching, feedback, and performance evaluations for maintenance team members.

  • Oversee third-party contractors and vendors to ensure quality, safety, and timely project completion.

  • Maintain a positive and professional working environment within the maintenance team.

Safety amp; Compliance

  • Ensure property is compliant with all OSHA, EPA, and local/state safety regulations.

  • Maintain a clean, organized, and safe maintenance shop and storage areas.

  • Respond promptly to emergency maintenance situations and ensure staff are trained on proper response protocols.

  • Track and maintain all safety logs, equipment warranties, and inspection records.

Budget amp; Inventory Management

  • Assist Property Manager in developing and managing maintenance-related budgets.

  • Monitor inventory levels of tools, equipment, and supplies; order replacements as needed.

  • Recommend cost-saving measures and identify areas to improve efficiency.

Resident amp; Community Relations

  • Provide excellent customer service when interacting with residents and staff.

  • Ensure service requests are completed in a professional, timely, and courteous manner.

  • Support community initiatives and property upkeep to enhance resident satisfaction and retention.


Qualifications
  • Minimum 3–5 years of multifamily property maintenance experience, with at least 1–2 years in a supervisory role.

  • Strong technical knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.

  • CFC Certification (EPA Universal or Type I/II) required; additional certifications preferred.

  • Proven leadership and staff management experience.

  • Strong organizational, communication, and problem-solving skills.

  • Ability to work on-call rotation, weekends, and emergency hours as needed.

  • Proficiency in property management work order systems (Yardi preferred).
