Position: Maintenance Supervisor

We are looking for an experienced and dedicated Maintenance Supervisor to direct and administer our entire maintenance program. This role involves supervising all maintenance tasks, budget preparation, purchasing coordination, record-keeping, scheduling, and overseeing personnel. The Maintenance Supervisor ensures our properties are well-maintained, safe, and welcoming for all residents.

Key Responsibilities:

  • Lead and develop the on-site maintenance team, providing performance feedback and support.
  • Interview, hire, and train maintenance personnel, providing critical feedback to improve performance.
  • Participate in on-call maintenance rotation, responding to requests as needed.
  • Coordinate daily with the Property Manager on maintenance programs, projects, and expenditures.
  • Perform various maintenance tasks, including carpentry, masonry, painting, HVAC, appliances, and pool maintenance.
  • Inspect and maintain the physical condition of the property, ensuring all areas are safe and well-kept.
  • Schedule and control preventive maintenance and service requests, maintaining accurate records.
  • Assist in keeping grounds neat and free of litter, raking, sweeping, shoveling, and plowing as needed.
  • Maintain and monitor tools, parts, and amenities to prevent liability and ensure proper functioning.
  • Oversee and manage resident service requests using the Yardi system, ensuring prompt resolution.
  • Maintain an adequate inventory of spare parts and maintenance materials for common repairs.
  • Coordinate and oversee contractor work and manage maintenance budgets.
  • Conduct monthly safety meetings and ensure compliance with EPA and OSHA regulations.

Qualifications:

  • Minimum of two years of maintenance experience; multifamily industry experience preferred.
  • CPO and HVAC certification preferred; ability to obtain required.
  • Experience in maintenance systems, inventory control, and preventive maintenance.
  • Proficiency in electrical and plumbing repairs, mechanical systems, and diagnostic equipment.
  • Strong written and verbal communication skills.
  • Valid drivers license required.
  • High School diploma or equivalent required.
