Essential Knowledge, Skills and Abilities

  • Ideal candidate will reside within either the Iowa/Illinois Quad Cities area or Burlington, Iowa area.
  • Minimum of 3 years of maintenance experience, preferably in multifamily housing or a related field.
  • Previous supervisory or team leadership experience preferred.
  • General working knowledge of HVAC, plumbing, electrical, appliance repair, and general maintenance practices.
  • Strong organizational, communication, and problem-solving skills.
  • Ability to prioritize multiple responsibilities across several locations.

Qualifications

  • Willing and able to work flexible hours, which may include evening, night or weekend appointments in order to perform duties as required and be available as needed.
  • Must be able to walk around the property, use stairs and lift up to 50 lbs.
  • Must have and keep a valid class C Operator’s License (standard non-commercial driver’s license) with no additional endorsements for the duration of employment.
  • Any vehicle that will be driven during employment, must be insured at all times at the minimum auto liability limit of $100,000/$300,000/$50,000.
  • Able to pass a background check and drug screening

Job Duties

  • Learn and follow The Newbury Way.
  • Learn and abide by Fair Housing Laws.
  • Travel to perform and oversee maintenance operations across all assigned properties.
  • Supervise, train, coach, and monitor Maintenance Technicians, promoting accountability, safety, and excellent customer service.
  • Recommend, implement and schedule routine, seasonal and preventative maintenance programs.
  • Ensure highest standards of tenant-maintenance relations and timely completion of work orders.
  • Assist with minimizing turnover time losses and reconditioning of vacated apartments
  • Conduct unit housekeeping and damage inspections on a regular schedule at each property.
  • Document findings and report promptly to the Property Manager/Leasing Agent/Maintenance Technicians any lease violations, damages, and tenant charges that are discovered during inspections.
  • Conduct unit re-inspections when necessary to confirm corrective action was taken.
  • Conduct exterior grounds, site, and common area inspections
  • Assist in handling of all Capital Improvements
  • Gather information for energy audits, project inventories and other special projects as assigned
  • Assist Property, Regional, and Corporate staff with handling tenant complaints and problems related to maintenance issues.
  • Perform or supervise all repair work necessary to keep properties in safe and sanitary condition
  • Respond to maintenance needs promptly, respond to and assist with emergency maintenance situations as they arise.
  • Prepare and submit all required reports and documents in a timely fashion
  • Keep the Maintenance Manager, Director of Maintenance, Regional Manager, and owners where applicable, informed of maintenance matters relating to assigned projects.
  • Prepare and/or maintain all maintenance related records and files including:
    • Subcontractor activity logs
    • Consolidated maintenance activity reports from routine, move-out and site inspections and Service Requests
    • As-Built plans, specifications and warranty information for each property
    • Common area maintenance records
  • Participate in the recruiting, onboarding, and performance management or termination of maintenance personnel for assigned properties.
  • Evaluate maintenance staff performance at 90 days and on a yearly basis.
  • Complete incident/accident reports immediately when an incident occurs.
  • Accompany pest control vendors for treatments and inspections
  • Work with Maintenance Technicians, Maintenance Manager, and Director of Maintenance on a bi-monthly basis to review financial variance reports and prevent budget overages.
  • Assist Maintenance Manager and Director of Maintenance with other duties as appropriate.
