We are a property management company serving Bismarck and Mandan, ND. We manage residential properties for owners who trust us to protect their investments and take care of their residents. We do that by hiring people who give a damn — and supporting them with the tools, structure, and leadership to do the job right.

About the Role

This is not a typical maintenance job. Half your time is in the field — performing repairs, walking turnovers, and making sure properties are rent-ready. The other half is coordination — scheduling, dispatching, managing subcontractors, organizing receipts, and keeping work orders moving. You'll wear multiple hats and own the results. What You'll Do

In the Field:

  • Perform general maintenance and repair duties across residential properties
  • Walk turnovers, create make-ready bids, and coordinate subcontractors through completion
  • Take before and after photos and video of all work — upload to Google Drive
  • Perform punch-out walks and final inspections on completed turnovers
  • Arrive on time, in uniform, and leave every work area clean and professional

Coordination & Communication:

  • Receive work orders from property managers and schedule resident appointments
  • Dispatch and coordinate maintenance workflow day to day
  • Manage subcontractors through the turnover process — keep them on schedule and accountable
  • Send turnover bids, photo links, and video links to property managers
  • Update and close work orders in AppFolio with thorough final comments
  • Schedule final walk-throughs and notify property managers upon completion
  • Work with property managers on escalated issues — communicate clearly and quickly

Vendor & Admin:

  • Keep job receipts organized and ready for our in-house bookkeeper
  • Onboard new vendors and maintain active vendor relationships
  • Update vendor insurance certificates annually
  • Evaluate and review subcontractor pricing to stay competitive
  • Talk with potential new vendors and assess fit for our standards

What You Bring

  • Hands-on maintenance experience — general repairs, carpentry, painting, plumbing basics, flooring
  • Ability to create accurate make-ready bids and manage subs through a job
  • Strong organizational skills — you're juggling work orders, vendors, and deadlines simultaneously
  • Comfort with technology — AppFolio, Google Drive, email, and work order tracking
  • Professional communication with residents, owners, vendors, and your team
  • Valid driver's license and clean driving record
  • Self-directed, punctual, and accountable — you don't wait to be reminded
