Maintenance Manager Job Description


Job Title: Maintenance Manager

Reports to: Executive Director

FLSA Status: Exempt


Position Summary

The Maintenance Manager reports directly to the Executive Director and will be responsible for maintaining the interior and exterior of the building, maintaining the grounds, and make sure that they are in an exceptional condition and appearance.

Essential Duties and Responsibilities include the following:

  • Repair and oversee the maintenance of equipment and building facilities
  • Maintain grounds including outside building repair, and lawn maintenance in cooperation with the contractors
  • Maintain and clean all areas inside the building, including the offices 
  • Track and respond to all work orders in a timely fashion
  • Train staff on day-to-day operations and emergency procedures 
  • Prepare and refurbish apartments for resident move-ins; including painting, carpet laying, replacement of vinyl floors, and installation of ceiling fans
  • Ensure fire safety and emergency procedures/records/measurements follow regulations and environmental concerns (natural disasters, fires, loss of electricity, plumbing issues, pipe breakages, etc.) 
  • Inspect resident apartments for potential problems and hazards
  • Schedule and/or perform preventative maintenance and keep quality assurance records 
  • Transport residents in company vehicles as scheduled and as needed
  • Respond to emergencies outside of normal working schedule as necessary
  • Other duties may be assigned.


Supervisory Responsibilities

Directly supervises employees. Carries out supervisory responsibilities in accordance to the Company policies, the Code of Ethical Business Conduct and applicable laws. 

Responsibilities include interviewing, hiring, and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. 


Requirements

Education 

One year certificate from college or trade/technical school; or a minimum of 3 years related general maintenance experience and/or training; OR equivalent combination of education and experience.


Skills/Experience  

  • Two years of supervisory experience preferred 
  • Extensive knowledge of all building systems and related code requirements, systems included plumbing, HVAC, electrical, and equipment repair
  • Strong leadership skills
  • Strong communication, customer service, and organizational skills
  • Self-motivation and accountability for results 
  • Possess an appreciation of seniors and an understanding of the aging process
  • Proficiency in Internet browsers and Microsoft Office


Travel 

Travel is not required.

In the course of performing job duties, the employee will routinely engage in activities such as sitting, standing, walking, using hands to handle and feel, reaching with hands and arms, talking, and hearing. The employee's specific vision abilities should encompass the capacity to see both near and far distances.
