Overview

Reporting to the Senior Property Manager, the Maintenance Technician is responsible for the completion of work orders and general maintenance and repair of an assigned portfolio of Centurion apartment buildings in Edmonton.


The Maintenance Technician is accountable for related resources, tools and supplies to ensure the apartment buildings are effectively and efficiently maintained to established standards and within established budgets.


Responsibilities

Relationship Development

Develop and foster positive relationships with co-workers, contractors and residents. Ensure proactive timely resolution of co-worker or resident concerns.


Customer Service

Professionally and courteously handle all resident inquiries, feedback, complaints or concerns.  Ensure a high level of resident satisfaction is achieved through constant and consistent attention to Centurion’s Vision, Mission and Values. Promote a strong sense of community.


Ongoing Operations

Operate properties consistent with the expectations of Centurion’s corporate standards and approved annual budgets. Be responsible for ensuring all Centurion Property Associates’ policies and procedures are adhered to. Complete monthly fire system testing and annual fire drills as required. Administer and complete minor maintenance and Work Order repairs. Accountable for accurate record keeping and documentation for Resident chargebacks. Ensure vacant apartments are always in a state of “rent- readiness”, well maintained and fully prepared for move-in. Maintain all building inventories and logs and complete all required checks. Ensure building preventative maintenance is scheduled and completed. Keep the exterior of the buildings presentable, and grounds clean and free of litter and debris. Ensure lawns are well-trimmed and flower beds well maintained; ensure drives and walkways are clear of snow and ice in winter, if this occurs notify the Senior Property Manager to schedule contractors. Maintain par stock maintenance supplies, and complete regular inventories; order supplies as necessary to ensure the proper operation of the property. Report any building or apartment concerns or deficiencies promptly to the Senior Property Manager. Complete other duties as assigned.


Essential Service and Emergency Response

Participate in a rotational on-call schedule, covering evenings and weekends, to respond promptly to after-hours issues or emergencies within the assigned portfolio. Provide essential services during urgent situations – such as fire, flood, injury, or other critical incidents – and attend the site within a reasonable timeframe to ensure safety, address hazards, and restore normal operations as quickly as possible.


Requirements

  • A passion for excellence in customer service delivery;
  • Minimum of 2-3 years’ of general maintenance and repairs;
  • Good written and oral communication skills;
  • Strong interpersonal skills;
  • Detail-oriented; able to resolve problems using facts, sound reasoning and common sense;
  • Strong follow-up skills with the ability to effectively resolve difficult issues in a timely manner;
  • Aptitude for and ability to complete minor maintenance repairs (carpentry, plumbing, electrical) and;
  • Ability to lift, push and pull heavy objects, including garbage bins, furniture and appliances.
