The Position: The Maintenance Manager is largely responsible for maintaining and enhancing the value of a well-run property. This individual will perform general repairs, provide leadership and support to the maintenance team, and partner closely with the Property Manager to ensure the property is functioning at a high level. A successful Maintenance Manager will provide exceptional customer service, be organized and innovative in their approach, and understand this role is critical to the function and reputation of the property.  


The Property: The Quarters Ames is a resort-style student housing community in Ames, Iowa, designed to serve students attending Iowa State University. The 195 unit, 518 bed community offers 2 or 3-bedroom units with amenities that include a swimming pool with hot tub, fitness center, golf simulator, and much more. The Quarters provides team members with opportunities to develop and grow their careers while delivering an unmatched living experience for our residents.  


This is a full-time position working a standard schedule, Monday - Friday from 8:30am to 5:00pm. Nights or weekends may be required from time to time dependent on business needs.


The compensation range for this position is $24.80 - $31.00 per hour plus bonus potential. This range is determined by current market data based on the position requirements and complexities. Final offers of employment will be based on multiple factors including candidate education, skills, experience, and location.

Responsibilities & Duties

  • Demonstrate excellent customer service with residents, prospects, vendors, officials, and community members; prioritizing others and fighting for their highest possible good.  
  • Maintain exceptional curb appeal by conducting daily property walks alongside the maintenance team to identify improvement areas and clean and maintain the grounds. 
  • Perform general repairs in apartment units, common areas, and on building systems, including but not limited to electrical, plumbing, HVAC, appliance, and drywall work.
  • Lead maintenance efforts relating to the annual turnover and make-ready process including:
  • Furniture removal and installation
  • Oversight of additional temporary staff members and contractors 
  • Review, assign, and follow-up on open work orders to ensure the work order is completed within company guidelines and standards.
  • Collaborate with the Property Manager to ensure customer service standards are being met, work orders are being completed, and the property is functioning at a high level. 
  • Assist the Property Manager with vendor bids and manage contractor and vendor relationships, including the oversight of work to ensure quality product and service. 
  • Respond to after-hours emergency issues and fulfill the required on-call schedule.
  • Monitor maintenance trends and develop/execute a preventative maintenance program to help minimize cost.
  • Clean, organize, and maintain the maintenance area(s), including tools, equipment, materials, etc. 
  • Oversee the inventory and equipment management, partnering with the Property Manager to identify property needs and required inventory. 
  • Partner with the Property Manager to regularly review budgets and ensure maintenance expenses and CapEx projects remain within the approved financial guidelines. 
  • Attend regularly scheduled team and 1:1 meetings to stay up to date on general property operations.
  • Maintain accurate and up to date records for maintenance operations, including asset tracking and regulatory logs.
  • Maintain a professional appearance and adhere to the company dress code at all times.
  • Assist with employee recruitment, interviewing, training and development in tandem with the Property Manager. 

Requirements

  • Three or more years of experience in building maintenance - student housing experience is a plus. 
  • Experience with appliance and HVAC repair is required. EPA Level II certificate (or higher) is preferred. 
  • One or more years of supervisory experience is preferred.
  • Working knowledge of pool service and maintenance. Certified Pool Operator (CPO) certification is preferred or may be required upon hire, dependent on the property and local laws.  
  • A valid driver's license is required.

Knowledge, Skills, & Abilities

  • Ability to troubleshoot and find innovative solutions to maintenance issues. 
  • Exceptional customer service and communication skills.
  • Proven experience with hands-on training and development of team members. 
  • Basic computer skills, including the ability to use property management software, email, and mobile devices to receive, assign, and complete work orders. 
  • Possess a high level of integrity and professionalism. 
  • Possess an understanding of property management standards including Fair Housing laws, Tenant/Landlord rights, and general real estate principles.  
  • Experience with Entrata software or a similar property management/work order system is preferred. 
  • Ability to pass a criminal background check. 
  • Ability to bend, kneel, stoop, reach, stand and be physically active for extended periods.
  • Ability to lift up to 50 pounds. 
  • Ability to work in hot, cold, and wet environments. 
  • Ability to work independently. 
  • Ability to fulfill on-call duties as assigned.
  • Ability to work extended hours during the turnover period, including nights and weekends.
  • Minimal travel required, limited to occasional company events or as needed. 

This role is based fully in-person and requires daily onsite presence.
