Job description

THE OPPORTUNITY AWAITS YOU

Reporting to the Director, Asset Protection & Deliverables, the Manager, Fixed Assets & Maintenance is responsible for leading the repair, maintenance, and preventative maintenance programs across all REAL District facilities, equipment, utilities, and grounds. This role oversees maintenance planning, budgeting, forecasting, and service standards to ensure facilities remain safe, reliable, and operational in support of all events and business operations.

As a member of the management team, the Manager collaborates with leaders across the organization to ensure maintenance activities are proactive, completed on schedule, within budget, and in compliance with industry and safety standards. The position is accountable for optimizing team performance and maintaining REAL's fixed assets to deliver a safe, high-quality experience for guests, tenants, and staff.

WHAT YOU WILL DO 

As a member of REAL's Management Team, the Manager, Fixed Assets & Maintenance contributes to the organization's strategic direction by:

  • Developing and implementing departmental goals, business plans, policies, procedures, and performance measures to achieve operational objectives.
  • Monitoring operational trends, legislation, technology, equipment, and industry best practices to identify opportunities for improvement.
  • Establishing and maintaining workplace safety programs, training, and hazard mitigation initiatives.
  • Leading departmental meetings and collaborating with internal stakeholders to ensure maintenance services support organizational priorities and event delivery.
  • Translating strategic priorities into operational plans and ensuring successful execution.

Leads the planning, delivery, and continuous improvement of repair and preventative maintenance programs by:

  • Overseeing the maintenance of facilities, infrastructure, utilities, mechanical, electrical, HVAC, ammonia plant, and control systems.
  • Managing the computerized maintenance management system (CMMS), preventative maintenance schedules, work orders, inspections, and asset records.
  • Planning, scheduling, and coordinating maintenance activities to minimize operational disruptions while maximizing asset life.
  • Monitoring maintenance performance through reports, inspections, and key metrics.

Ensures effective financial stewardship by:

  • Developing and managing the operating and capital budgets, forecasts, and expenditure controls.
  • Monitoring departmental financial performance and recommending adjustments as required.
  • Reviewing invoices, ensuring timely billing, and following up on outstanding receivables in collaboration with Finance.

Builds and leads a high-performing maintenance team by:

  • Recruiting, training, coaching, developing, evaluating, and managing employee performance, scheduling, discipline, and compensation.
  • Promoting employee engagement, succession planning, and workforce development to support long-term organizational needs.
  • Fostering a culture aligned with REAL's values, safety standards, and business conduct expectations.

Performs other duties on an as and when required basis.

Permanent Full Time Position.

Monday - Friday; 8:00 am - 5:00 pm. 

May be required to answer calls outside of regular business hours and provide guidance to evening shift staff

Requirements

WHAT IT TAKES

  • Bachelor's degree in Civil, Mechanical, Electrical, or Building Systems Engineering, or a Red Seal Journeyperson certification in Electrical, Millwright, HVAC, Carpentry, or Plumbing.
    • A 5th Class Power Engineer certification is preferred.
  • Minimum of five (5) years of experience operating and maintaining building systems, including HVAC, electrical, refrigeration, and boiler systems, with demonstrated experience leading, supervising, or coordinating maintenance teams.
  • Project management training, certification, or an equivalent combination of education and experience is considered an asset.
  • Proven ability to work effectively in a fast-paced, complex operational environment while managing multiple priorities.
  • Experience working in a unionized environment is considered an asset.

Knowledge, Skills and Abilities

  • Knowledge of building maintenance standards and processes.
  • Knowledge of relevant construction law and building codes.
  • Knowledge of operating and maintaining HVAC, electrical and refrigeration systems and boilers.
  • Ability to read and interpret mechanical, electrical, architectural and structural drawings.
  • Excellent leadership skills with the proven ability to lead and motivate team members.
  • Proven decision-making and analytical skills for budget development along with strong financial acumen
  • Demonstrated proficiency for managing multiple, complex priorities within demanding timeframes.
  • Strong time-management skills and a proven track record of delivering quality results, with attention to details.
  • Computer proficiency required including advanced Excel, Word, Outlook and others.
