Property Manager - Residential Portfolio | Pittsburgh, PA
The Role
Aishel Real Estate manages nearly 400 residential units across six Pittsburgh-area properties. We need an experienced Property Manager who enforces lease terms, drives rent collections, and represents ownership in magistrate court when it gets there. This is a field-heavy position - 75% of your time is on-site across multiple properties and 25% in the office. If you need daily guidance on where to be or what to prioritize, this role is not a good fit.
What You'll Be Doing
- Conducting regular scheduled visits across six residential communities throughout the Pittsburgh area
- Managing rent collections and delinquency enforcement: calls, notices, payment plans, and escalation to legal proceedings when warranted
- Filing and representing ownership at Pennsylvania magistrate court for eviction proceedings
- Conducting move-in and move-out inspections and maintaining accurate unit condition records
- Managing the full tenant lifecycle: applications, screening, lease execution, renewals, and move-outs
- Coordinating with maintenance staff on work order follow-up, triage, and vendor escalation
- Maintaining accurate records in RentManager
- Reporting directly to senior operations on collections status, property performance, and resident issues
What We Require
- 3+ years of residential property management experience - required
- Direct experience filing and attending eviction proceedings in Pennsylvania magistrate court - required
- Active collections management experience - you know how to hold the line and when a payment plan is real vs. a stall
- Valid Pennsylvania driver's license and reliable personal vehicle - you are on the road daily
- RentManager experience strongly preferred; proficiency with property management software required
- Working knowledge of Pennsylvania landlord-tenant law
- Strong organizational capacity across multiple properties and competing priorities

Compensation
- Base Salary: $65,000-$70,000 depending on experience
- Performance bonus tied to customer satisfaction, collections and occupancy metrics
