Job description

Working supervisor responsible for the day-to-day oversight of the maintenance team while continuing to perform skilled trade work alongside technicians. Performs skilled carpenter duties related to the installation, preventative maintenance and repair of windows, doors, cabinetry, and other features of Resort condominiums and common areas. Frequent projects include window and door installation, wall trim/ crown molding installation, and furniture repair as directed bymanagement.In support of the Maintenance Manager and Assistant Maintenance Manager, assigns and prioritizes daily work orders, monitors progress, and ensures jobs are completed on time and to Resort quality standards. Provides hands-on training, coaching, and direction to maintenance technicians; conducts shift huddles and walks job sites to verify safe work practices and proper use of tools, equipment, and PPE. Inspects completed work for quality and code compliance, and follows up on guest and owner concerns to ensure timely resolution. Maintains accurate records of work orders, labor hours, parts usage, and inventory levels; assists with ordering supplies and tracking project costs. Helps coordinate vendor and contractor activity on property, including scheduling, escorting, and confirming work meets specifications. Supports the Manager and Assistant Manager with scheduling, time-off coverage, payroll review, and after-hours / on-call rotations, and steps in to lead the team in their absence. Participates in interviewing, onboarding, performance feedback, and progressive discipline as directed by management. Communicates regularly with Front Desk, Housekeeping, and other departments to minimize guest impact during repairs. Performs other duties as needed.

  • Ability to provide constructive feedback, address performance issues, and support payroll and scheduling functions in coordination with the Manager and Assistant Manager.

Computer and Technical Skills

  • Position requires basic computer skills and working knowledge and experience in using e-mail and Microsoft Office (Word, Excel, Outlook, etc.)
  • Skill with electronic devices such as iPhone and iPad is preferred.
  • Experience in utilizing on-line work order systems preferred.

Required Education and Certification

  • High school or equivalent required
  • Four (4) years of professional trade experience in carpentry, maintenance and repair, including a minimum of one (1) year in a lead, foreman, or supervisory capacity.
  • Must have extensive knowledge of standard practices, methodology, techniques and requirements of the carpentry trade.
  • Must possess a valid driver's license in good standing and be deemed eligible by company insurance to operate company insured motor vehicles or golf carts

Physical Demands

While performing the duties of this job the employee may be required to sit or stand for extended periods of time. Will be required to bend, twist, reach, push, pull, walk stairs, climb ladders and operate office machinery. Must be able to lift up to as well as carry equipment weighing up to seventy-five (75) pounds. Specific work assignments may change without notice. Working Conditions

Must be able to perform manual labor and work outside in all types of weather. Must be able to work in close quarters, climb ladders/stairs, enter/exit hatches and lift/operate heavy equipment. Must be able to work in areas of excessive heat/cold and lift or move furniture, objects and equipment weighing up to 75 pounds.

Work Schedule / Hours

Schedules will vary depending on business needs. Nights, weekend and Holiday availability is required. Must be flexible to work outside of departmental operating hours.May be required to be on property, prior to and immediately following all emergencies such as hurricanes, floods, etc.
