What this job involves:

As an Operating Engineer, you'll play a critical role in keeping our facilities running at peak performance. This position centers on operating, maintaining, troubleshooting, and repairing facility equipment across all building systems. At JLL, we are collectively shaping a brighter way for our clients, ourselves, and our fellow employees, and your technical skills will be essential to delivering the reliable, high-quality facility operations our clients depend on. You'll manage complex building systems, respond to emerging issues, and ensure our facilities meet and exceed applicable standards while our clients' operations continue seamlessly.

What your day-to-day will look like:
  • Perform building rounds to ensure all systems are operable with no noted problems or alarm conditions

  • Execute preventive maintenance tasks including cleaning HVAC coils, changing filters and belts, and lubricating rotating equipment

  • Record temperatures, pressures, and other operating parameters to assess system and equipment performance

  • Prioritize and complete all PM, corrective, and emergent work orders in the queue (annual, monthly, weekly, and daily)

  • Update work order status in real time utilizing CMMS system and maintain accurate documentation

  • Troubleshoot systems, equipment, and components to make repairs and ensure reliability

  • Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, and piping

  • Complete general maintenance tasks including painting, locksmith work, tenant service requests, and building system documentation

Work Location, Schedule, and Assignment Expectations

The primary work location is Arlington, VA, with responsibilities that may include neighboring sites in Fairfax and Herndon. As an Operating Engineer, you must respond to alarms, service requests, and other assigned duties at any portfolio location as needed. The current schedule is a rotating shift with predetermined day shifts, though schedules may be adjusted based on operational or staffing needs. You will receive advance notice of schedule changes. Employees are expected to report to assigned locations and complete all work assignments as directed.

Required qualifications:
  • High school diploma or equivalent

  • Minimum 3 years of related experience and training in HVAC, Controls, Electrical, or Plumbing

  • Proficiency with hand and power tools, measuring instruments, and specialized diagnostic equipment such as multimeters, pressure gauges, and infrared thermometers

  • Ability to read and interpret mechanical, electrical, and plumbing blueprints and schematics

  • Proficient in basic computer applications including MS Office, Outlook, and CMMS systems

  • Competency in electrical troubleshooting and understanding of building automation systems

Preferred qualifications:
  • 3-5 years hands-on experience in facilities maintenance, building operations, or related mechanical field

  • EPA Universal Refrigerant Handling Certification

  • HVAC Certification from local trade school or adult education program

  • Qualified Electrical Worker certification

  • Demonstrated experience with commercial HVAC systems, electrical systems, and building automation controls

  • Previous experience in preventive maintenance programs and emergency response situations

WORKSITE IN HERNDON, VA

Estimated compensation for this position:

75,000.00 - 85,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
