JOB SUMMARY
The Construction Manager - is responsible for the management and oversight of the Renovation process on newly acquired homes and the Heavy turn process for existing homes in the portfolio. The position assists in establishing policies, processes, procedures, and standards for Turns and Renovations. This position provides leadership of heavy & light construction teams within their defined region and works with Construction leadership to establish the strategic direction of company goals, initiatives, and processes. The Construction Manager - HC oversees the management of the vendor base within their Metro Service Area (MSA). The Construction Manager - HC is responsible for several key performance indicators including Cost, Quality and Schedule of associate and vendor performance.
ESSENTIAL FUNCTIONS
  • Coordinate internal resources and vendors for the execution of renovation or turn projects
  • Manage resource allocation to ensure completion of all projects across the portfolio to minimize downtime, ensure quality and control costs
  • Review project scopes and change orders - communicate with internal teams as needed
  • Ensure scoped work follows company Construction Standards and Quality Standards
  • Monitor and track the progress of all projects in a detailed manner
  • Manage changes to the project scope, project schedule and project costs
  • Oversee vendor relationships/performance in conjunction with the National Vendor Management Group
  • Oversee all Fleet aspects and Inventory Control
  • Monitor daily, weekly and monthly reporting to ensure KPI's are met and to manage resources
  • Responsible to comply with the Company's national procurement policy and program
  • Responsible for accurate tracking and reporting of all work
  • Ensures workplace safety standards and practices are upheld
  • Ensure all projects are compliant with local, state and federal building and safety regulations
  • Responsible for hiring and training of Construction Superintendent positions
  • Oversee training of associates on process/procedures and implementation of corporate initiatives. Identify training opportunities/needs
  • Assist the Regional Construction Director with staffing forecasts and adding positions timely based on the MSA needs
  • Accurately track and report all work
  • Assist in creation and circulation of weekly, monthly, quarterly and annual reporting by making sure all information pertaining to duties is accurately reported or updated.
  • Maintain comprehensive project documentation
  • Meet budgetary objectives and adjust project constraints based on financial analysis
  • Communication within the MSA Team and National Operations

QUALIFICATIONS
  • High School graduate with a valid Driver's License in the work state and reliable transportation
  • 5 years or more years of experience as a residential construction project manager, senior superintendent or production home builder/superintendent
  • Experience in managing multiple staff members over a geographic region
  • Extensive knowledge of Construction/Renovations Techniques/Processes, Plumbing,
  • Electrical, HVAC, Flooring, Appliances, Landscaping and Irrigation Systems as they relate to residential homes
  • Mastery of general IBC building codes and rental property health and safety regulations
  • Excellent oral and written communication
  • Ability to work efficiently and multi-task in a fast-paced environment
  • Proven record of working independently and with minimal supervision
  • An effective team player with a positive attitude
  • Ability to work flexible hours which may include some weekends, after hours emergencies and overnight travel for company meetings
  • Basic computer skills. Experience in Excel, Word, Outlook, SalesForce and Yardi preferred
  • Bi-lingual a plus
