What is a live in superintendent?

Live-in superintendents are professionals who reside on the premises of a residential or commercial building and are responsible for the day-to-day maintenance, repairs, and overall management of the property. They handle tasks such as responding to tenant requests, performing minor repairs, overseeing building systems, and ensuring the property is clean and safe. Because they live on-site, they are often available to address emergencies and urgent issues promptly. This role is essential in apartment buildings, condominiums, and sometimes commercial properties, ensuring smooth operations and tenant satisfaction.

What are the key skills and qualifications needed to thrive as a live in superintendent?

To thrive as a Live In Superintendent, you need strong knowledge of building maintenance, basic plumbing and electrical repair, and relevant experience in property management. Familiarity with work order systems, HVAC controls, and certifications such as EPA 608 for refrigerant handling are commonly required. Excellent problem-solving, communication, and organizational skills help you address tenant concerns and coordinate with vendors effectively. These skills ensure the safe, efficient operation of the property and contribute to tenant satisfaction and compliance with building regulations.

What are some of the most common challenges faced by a live in superintendent, and how can they be managed effectively?

Live In Superintendents often encounter challenges such as responding to after-hours emergencies, balancing maintenance requests from multiple tenants, and managing time between administrative tasks and hands-on repairs. Effective communication, strong organizational skills, and establishing clear protocols for emergency situations can help manage these challenges. Building good relationships with residents and proactively maintaining equipment can also reduce the frequency and urgency of problems, making the role more manageable and rewarding.

Job description

PACT (Pearson Accelerator Construction Team) is a General Partnership of Alberici, Amico, Kenaidan, and Obayashi, supported by design partners Egis, Mott MacDonald, and Weston Williamson + Partners. Together, we are delivering Accelerator, a major program of Pearson LIFT (Long-term Investment in Facilities and Terminals), Toronto Pearson's infrastructure development plan. This multi-year program is designed to address immediate passenger growth demands while preparing Canada’s largest airport for the future of air travel—including critical upgrades to airfield and infrastructure, greenhouse gas reduction initiatives, modernization of Terminals 1 and 3, and the creation of a world-class passenger experience.

Responsibilities

  • Assist the Superintendent and Construction Manager in overseeing daily site construction activities to ensure safe, efficient, and high-quality execution.
  • Coordinate and direct subcontractors, labour forces, equipment, and material deliveries to maintain productivity and site readiness.
  • Maintain a strong field presence to monitor progress, resolve issues, and ensure compliance with PACT, GTAA, and project requirements.
  • Lead daily toolbox talks and safety briefings, enforce site safety protocols, and participate in regular site inspections.
  • Manage day-to-day site logistics, including laydown areas, site access, hoarding, equipment movement, deliveries, and work-zone coordination.
  • Support the Construction Manager and Superintendent in maintaining 2-week and 6-week lookahead schedules and achieving project milestones.
  • Monitor field progress and identify potential delays, conflicts, or constraints early, recommending and implementing corrective actions.
  • Review completed and ongoing work for compliance with drawings, specifications, approved procedures, and project quality standards.
  • Coordinate inspections, testing, checklists, deficiencies, and other required field documentation.
  • Maintain accurate daily reports, manpower logs, progress photos, productivity records, and issue tracking.
  • Coordinate field interfaces with other Sub-Programs, airport operations, utilities, subcontractors, and GTAA stakeholders.
  • Support field-level responses to RFIs, NCRs, design clarifications, and technical issues.
  • Assist with coordination of multiple work fronts and ensure subcontractors have the information, access, materials, and resources required to execute their work.
  • Escalate significant safety, schedule, quality, and coordination issues to the Superintendent and Construction Manager.
  • Promote a professional, collaborative, and accountable site culture focused on safety, quality, productivity, and schedule performance.

Desired Skills & Qualifications

  • Proven experience as an Assistant Superintendent, Superintendent, General Foreman, or Senior Field Coordinator in heavy civil, aviation, electrical, utilities, or large-scale infrastructure construction.
  • Strong understanding of construction sequencing, field coordination, site logistics, and subcontractor management.
  • Ability to read and interpret construction drawings, specifications, schedules, and other project documentation.
  • Excellent communication, leadership, organization, and problem-solving skills in a fast-paced construction environment.
  • Demonstrated commitment to safety and experience working in high-risk construction environments.
  • Experience working in live operational environments such as aviation, transportation, industrial, or other highly controlled facilities is considered an asset.
  • Strong organizational skills with the ability to coordinate multiple work fronts and competing priorities.
  • Ability to work nights, weekends, and restricted work windows as required to support airport operations.
  • Familiarity with GTAA procedures and RAIC-controlled environments is considered an advantage.
  • Proficiency with construction documentation, daily reporting, progress tracking, and common project management tools is an asset.
  • Ability to work effectively as part of a multidisciplinary project team and build strong relationships with subcontractors, consultants, clients, and stakeholders.

Your work schedule will be during site hours. Flexibility to work nights and weekends, as required by the construction schedule, is expected. Any schedule changes or on-call requirements will be managed in accordance with applicable employment standards legislation. It is mandatory for all employees to complete a Criminal Background check and successfully attain a Restricted Access Identity Card (RAIC) upon joining the company.
