What is a live in superintendent?

Live-in superintendents are professionals who reside on the premises of a residential or commercial building and are responsible for the day-to-day maintenance, repairs, and overall management of the property. They handle tasks such as responding to tenant requests, performing minor repairs, overseeing building systems, and ensuring the property is clean and safe. Because they live on-site, they are often available to address emergencies and urgent issues promptly. This role is essential in apartment buildings, condominiums, and sometimes commercial properties, ensuring smooth operations and tenant satisfaction.

What are the key skills and qualifications needed to thrive as a live in superintendent?

To thrive as a Live In Superintendent, you need strong knowledge of building maintenance, basic plumbing and electrical repair, and relevant experience in property management. Familiarity with work order systems, HVAC controls, and certifications such as EPA 608 for refrigerant handling are commonly required. Excellent problem-solving, communication, and organizational skills help you address tenant concerns and coordinate with vendors effectively. These skills ensure the safe, efficient operation of the property and contribute to tenant satisfaction and compliance with building regulations.

What are some of the most common challenges faced by a live in superintendent, and how can they be managed effectively?

Live In Superintendents often encounter challenges such as responding to after-hours emergencies, balancing maintenance requests from multiple tenants, and managing time between administrative tasks and hands-on repairs. Effective communication, strong organizational skills, and establishing clear protocols for emergency situations can help manage these challenges. Building good relationships with residents and proactively maintaining equipment can also reduce the frequency and urgency of problems, making the role more manageable and rewarding.

Job description

CLV Group is a leading Canadian real estate firm specializing in the acquisition, development, and management of high-quality multi-family rental communities. We deliver strong, consistent returns through innovative management, a customer-first approach, and over 50 years of operational excellence.

We are currently seeking a Live-In Superintendent to join our operations team at our Prospect Street community in Burlington. This hands-on role is ideal for a dependable cleaning & maintenance professional with strong customer service skills who enjoys contributing to a vibrant community of residents. As a live-in team member, you will be responsible for maintaining all building areas and ensuring that shared spaces remain clean, modern, well-maintained, and welcoming for residents.

Our Prospect Street community is a mid-rise residential apartment building offering one, two, and three-bedroom suites, with on-site features including controlled entry systems, elevator service, and on-site management to support the day-to-day operations of the property. Located in Burlington's commercial district, the building is directly across from Burlington Centre and provides residents with convenient access to shopping, dining, and everyday services. The property is well connected to public transit and major transportation routes, including the Burlington GO Station, QEW, Highway 403, and Highway 407. The surrounding community offers a mix of residential neighbourhoods, parks, recreational amenities, and local businesses, providing residents with access to a range of services and outdoor spaces.

Responsibilities

In addition to the duties typically expected of a property maintenance professional, responsibilities will include;

  • Clean and sanitize common areas, laundry rooms, and on-site amenities to ensure high hygiene standards.
  • Empty garbage and ensure that waste is disposed of safely and properly.
  • Perform unit turnovers to prepare suites for new residents, including deep cleaning, appliance cleaning, baseboard scrubbing, and other tasks required to ensure units are move-in ready.
  • Respond to and complete minor maintenance work orders, including plumbing repairs, water leak investigations, fixture repairs, and other general maintenance tasks.
  • Occasionally engage in snow removal during winter months.
  • Respond to after-hours emergency situations, including evenings and weekends.
  • Escalate complex or major maintenance and repair issues to the Property Management team.
  • Assist in coordinating vendors and contractors performing maintenance, repair, and improvement work in the building.
  • Follow all safety protocols and use all assigned personal protective equipment appropriately.

Qualifications

  • Previous experience in residential property management, including cleaning, maintenance, and resident relations considered a strong asset; however, it is not required.
  • Ability to perform a variety of repetitive physical tasks, including bending, kneeling, lifting, and walking for extended periods of time.
  • Basic English verbal communication skills.
  • Friendly, respectable, and community-minded with strong interpersonal skills.
  • Ability to provide professional references and have a proven record of reliable work attendance.

Our Team + What You Can Expect

  • Most of the work completed will be at 3030 Prospect Street, Burlington. However, you may be required to occasionally work at neighboring properties when needed.
  • This role requires continuous on-call availability, including evenings, weekends, and holidays, to address emergency situations and urgent resident needs.

Compensation

  • Base salary for this position is between $30,000 - $35,000 per year + housing benefit. Final compensation will be determined based on a variety of factors including skills, experience, internal equity, and other job-related requirements.
  • Three weeks of paid vacation annually, starting on day one of employment.
  • Additionally, all employees participate in our comprehensive benefits program, which includes health, dental, and prescription drug coverage for both employees and their dependents.
