job description Akelius is seeking a property caretaker to live at and maintain a residential property within the portfolio. 
This is a backfill position. 
The property caretaker will live onsite and assist the property manager with maintaining the property and living conditions to Akelius’ standards.
The successful candidate will be a great communicator.
They will have strong time management and problem solving skills.  
Apartment accommodations will provided in a desirable location.
  • be on-call for inspecting and for addressing service requests
  • clean and maintain building common areas
  • assist the property manager to keep present suitable residents and to attract a high caliber of new residents
 
  • perform landscaping duties
  • address common area deficiencies by making repairs or escalating the matter to the Property Manager
  • complete regular scheduled inspections
 
  • inspect all vacant units once weekly to ensure units is in good showing condition
  • respond to all emergencies such as fire, flood, no heat, elevator failure, power failure and any other such problem that could be termed as emergency
 
  • secure the property by controlling master keys and the keys of all vacant suites
 
  • test all fire alarms and emergency generators and carry out all inspections and update all log books required for fire safety
  • inspect sidewalk and driveway conditions at a minimum three times a day and maintaining a daily snow log form during the winter season
  • sort and take out garbage, recycling and organics
 
  • take the bins outside for pick up by hand or with tools like bin tugs or tractors
  • care/maintenance for the bins and garbage rooms including on weekends
  • other duties as assigned
who you are 
  • have a valid driver’s license and access to vehicle
  • one plus years of experience in building and mechanical maintenance repair, or an acceptable equivalent combination of education and experience
  • knowledge in using hand and power tools
  • clean driving record
 
  • problem solving- ownership of responsibilities , able to anticipate and address issues in emergency situations
  • great communication skills – able to interact with tenants, people focused, positive and stay professional
  • time management – organized, set priorities, meet daily targets and deadlines
