We're currently seeking a Property Accountant to join our growing team.


The Opportunity


As Property Accountant, you will play a key role in the financial management of a diverse portfolio of properties. Working closely with Property Management, ownership groups, and internal stakeholders, you'll provide accurate financial reporting, insightful analysis, and strong financial stewardship that supports the ongoing success of our properties and business.

Your Impact


Property Accounting


  • Manage full-cycle accounting for an assigned portfolio of properties.
  • Prepare monthly financial statements, reconciliations, accruals, and journal entries.
  • Analyze operating results, investigate variances, and provide financial insights.
  • Monitor accounts receivable, support collections, and review accounts payable allocations.


Tenant Accounting & Recoveries


  • Administer tenant billings, rent adjustments, and lease-related accounting transactions.
  • Review lease abstracts and maintain accurate lease information within the accounting system.
  • Prepare annual operating cost recoveries and property tax reconciliations.
  • Support tenant and property management inquiries regarding account balances, operating costs, and taxes.


Financial & Compliance Reporting


  • Prepare monthly, quarterly, and annual reporting packages and supporting schedules.
  • Assist with budgets, forecasts, and financial analysis for management and Property Management teams.
  • Support lender, investor, and ownership reporting requirements.
  • Prepare GST/HST reconciliations and filings while ensuring compliance with accounting policies and controls.


Year-End & Audit Support


  • Coordinate year-end working papers and supporting documentation.
  • Assist external auditors and respond to audit requests.
  • Support operating cost audits and tenant reconciliations.
  • Ensure compliance with accounting standards, policies, and internal controls.


Process Improvement


  • Identify opportunities to improve accounting processes and reporting efficiency.
  • Participate in system implementations, upgrades, and continuous improvement initiatives.
  • Maintain accurate property records and documentation.
  • Support additional operational priorities and projects as required.


What You Bring


Required Qualifications


  • Diploma or degree in Accounting, Finance, Business Administration, or a related field.
  • 3-5 years of progressive accounting experience.
  • 2+ years of real estate, property, commercial, industrial, or retail accounting experience.
  • Strong understanding of full-cycle accounting and financial reporting.
  • Proficiency with Microsoft Office Suite and other accounting systems.
  • Experience with reconciliations, budgets, forecasting, and variance analysis.
  • Strong organizational skills and the ability to manage multiple priorities and deadlines.
  • Excellent communication and relationship-building skills.


Preferred Qualifications


  • CPA designation, CPA candidate status, or plans to pursue a CPA designation.
  • Experience within real estate development, investment, or property management organizations.
  • Experience preparing CAM reconciliations and tenant recoveries.
  • Familiarity with Yardi or comparable property management/accounting software.
  • Experience with investor, partnership, or joint venture reporting.
  • Knowledge of GST and real estate-related tax requirements.
  • Experience participating in system implementations or ERP migrations.
