Synergy, a leading Boston commercial real estate firm, seeks an Assistant Property Manager to support the management of an assigned portfolio of properties. Candidate must be organized and professional with the ability to multi-task, communicate effectively and implement a property operations plan. The ideal candidate will have demonstrated success in leading through best practices, meeting operational and financial objectives, and managing first-class relationships, as well as a strong work ethic and 2-5 years of experience in property management.

Essential Duties and Responsibilities:
  • Oversee daily operations of assigned commercial properties which include timely completion and resolution of day-to-day operational issues, regularly interfacing with tenants and vendors, and interpret and apply consistent policies and procedures for the buildings.
  • Promote, establish and maintain positive relations with tenants with regular proactive communication, hold meetings and events, and address tenant concerns promptly and professionally; use sound business judgement to resolve issues and escalate concerns to leadership as needed.
  • Administer and enforce lease terms and conditions; review tenant compliance with lease terms and conditions to determine and oversee enforcement.
  • Manage and facilitate the execution of tenant work order requests with building staff, security, and/or outside vendors to completion in a timely manner.
  • Maintain financial management responsibilities including preparation and analysis of budgets, accruals, CAM, real estate tax billings, forecasts and reporting budget variances.
  • Analyze current maintenance programs/procedures and make recommendations to management to ensure operating efficiency and continuous improvement.
  • Regularly inspect and evaluate tenant space, common areas, base building areas and grounds to ensure a high level of standard in accordance with Company's requirements, building codes, and regulations; and regularly interface with internal staff and vendors to maintain defined level of expectation.
  • Regularly monitor service contractors to ensure services are delivered according to contract specifications and that insurance and contract documents are in order.
  • Respond to site emergencies when applicable and ensure company emergency response protocols are followed.
  • Facilitate tenant communication, logistical coordination, and site impacts related to CapEx projects as required; provide feedback to vendors on contract employees' performance as needed.

  • Bachelor's Degree or equivalent to appropriate 4-year college program.
  • 2-5 years of experience in property management, preferably in commercial offices.
  • Continuing education in the field such as RPA or CPM certification courses highly desirable.
  • Proven record of providing excellent customer service.
  • Demonstrated strong verbal and written communication skills.
  • Working knowledge and understanding of operating costs, budgeting and related expense control preferred.
  • Familiarity with financial reports, accounts receivable, and accounts payable processes.
  • Detail oriented, ability to handle multiple projects simultaneously, and strong problem-solving skills.
  • Ability to organize and coordinate work efficiently and to set priorities in a demanding work environment.
  • Familiarity with ADA and OSHA preferred.
  • Proficiency in MS Office and Yardi. Familiarity with Building Engines a plus.

The likely base salary for this position is $65,000-95,000, representing our best estimate. Final salary decisions take into account market-competitive data, as well as each candidate's background and experience. As a result, actual offers may vary based on geographic location, job-related knowledge, skills, experience, and internal equity. Please note that this salary range is not guaranteed, and the final offer may fall outside of the stated range
