Job description

Sustainable Comfort, Inc. (SCI) is a Worcester-based company focused on creating, improving, and managing sustainable multifamily housing. Our work spans property management, construction, building performance, energy efficiency, and green building consulting throughout the Northeast.

We are looking for a Project Manager – Multifamily Property Maintenance to oversee maintenance operations and property improvement projects across our portfolio of multifamily properties.

This role is a great fit for someone who understands buildings, knows how to coordinate people and projects, and can confidently prioritize maintenance needs while keeping property owners, tenants, employees, and contractors informed.

What You’ll Do

The Project Manager is responsible for managing field maintenance operations for a portfolio of properties in various phases of development, construction, lease-up, and ongoing operations. This includes routine and preventative maintenance, planned property improvements, emergency response, and construction or maintenance projects as needed.

You will work closely with the Property Manager and oversee Maintenance Technicians and building trade subcontractors to ensure properties are well maintained and maintenance needs are addressed efficiently and appropriately.

Key responsibilities include:
  • Manage day-to-day maintenance needs across a portfolio of multifamily properties.
  • Assess tenant maintenance requests and determine urgency, scope, and appropriate response.
  • Coordinate Maintenance Technicians, contractors, vendors, and building trade subcontractors.
  • Ensure maintenance issues are addressed appropriately and keep relevant parties informed of progress, delays, changes in scope, and costs.
  • Oversee planned property improvements, repairs, and other maintenance-related projects.
  • Develop and maintain procedures for preventative property inspections, move-in and move-out inspections, emergency response, and other maintenance activities.
  • Document maintenance operations and ensure work performed is appropriately tracked and recorded.
  • Monitor maintenance and project expenses and work to complete projects within established budgets.
  • Provide input on capital needs and assist with completing capital and asset planning projects.
  • Supervise Maintenance Technicians, including setting expectations, monitoring performance, providing feedback, and completing annual performance reviews.
  • Build and maintain positive relationships with property owners by proactively communicating about property needs, concerns, and ongoing work.
  • Communicate effectively with tenants, property owners, neighbors, vendors, contractors, and other stakeholders.
  • Collaborate with the broader property management team to address maintenance, leasing, and property-related issues in a timely and coordinated manner.
  • Maintain a professional and positive presence when representing SCI and the properties we manage.
What We’re Looking For

We’re looking for someone who is organized, responsive, comfortable making decisions, and able to manage multiple priorities across different properties.

Ideal candidates will have:

  • A bachelor’s degree in construction management, engineering, real estate, business, or a related field, or equivalent relevant experience.
  • Field experience or working knowledge of building trades such as plumbing, electrical, HVAC, carpentry, general construction, or property maintenance.
  • An interest in multifamily real estate, building operations, construction, property management, or sustainable buildings.
  • Experience coordinating contractors, vendors, maintenance staff, or construction-related work.
  • Strong organizational skills and the ability to independently prioritize competing needs.
  • Excellent written and verbal communication skills.
  • Strong customer service skills and the ability to communicate professionally with tenants, property owners, contractors, and coworkers.
  • Comfort using computers, mobile devices, apps, and cloud-based software to communicate and document work.
  • A valid driver’s license.
  • An OSHA 10-Hour Card or the ability to obtain one within 90 days of employment.
